I moved here in 2004 and I had a pleasant experience--for about a year. IMHO, things changed when we got a new property manager. Property is landscaped on the outside, hence the beautification awards. But they're dirty on the INSIDE. Tenants got bamboozled in 2006 when management switched from "utilities included" to paying electric. That whole conversion process (putting in individual HVAC units) was botched. We were misinformed about how long the process would take. They even tried to cite me for having rubbish on my balcony that their contractors left behind. I also think part of the problem is the quality of tenants they allow to move in. My hallway (Bldg. 5811) is dirty and littered. Locks on laundry and trash rooms are broken...anyone can walk in off the street. A year ago I came in one night and saw a homeless person eating a takeout dinner in the hallway. I can't speak for those living in other buildings, but my building can be kinda noisy. And no I don't expect apartment living to be perfect, but the Dunhill most of these other folks describe is not the Dunhill I live in.

Ditto. I moved here in 2006 based on the advertisement ???all utilities included??? as well as the awards and rating. However, I didn???t realize until I signed the lease and was given a PepCo form to fill out that that was not the case. I presented the add and was told that it had changed. Not only was that catch 22 number 1 but my apartment is one of the two apartments that were renovated. The old heating system was completely removed and all I have is the new all electric system. Well, needless to say that not only are my electric bills in excessive of $200.00 per month but I???ve had the contractors that installed it in and out constantly due to very cold air in the bedrooms. I???m forced to use electric heaters in each room or I will freeze with the cold air that should be heat blowing on me. I???m always sick from this system. I fought with Grady Management to either help with my electric bills or reduce my rent. After my first year, my rent was INCREASED by $125.00 per month. I working on purchasing a house soon because I???m sick of renting and dealing with lousy management, tenants, etc. My roommate???s car was towed because they said the car was parked on a white line. This is another way they rip us off. Parking can be very limited, especially if you go out in the evenings. There is not a lot I like about Dunhill because it is a bottomless money pit. You pay high rent, pay high utility bills, get your car towed, constantly get notices about stupid things, i.e., how and what to use your garbage disposal, children riding bikes, smoking in the halls, etc. What they need to do is totally revamp these old apartments. The first thing is the replace these 100 year old windows and doors. I have every window and the balcony door completely covered in heavy plastic that I buy every year to reduce the excessive airflow and still does not solve the energy problem. Don???t let the green grass fool you. Dunhill is a rip off!!!!

Sorry you've had an unpleasant experience as well. I was starting to second guess myself about all the complaining I've had to do since I've moved here. I grew up in District Heights and knew this was an old complex when I moved in and that not everything was going to be updated, but man! I agree about the french doors and the windows...they need to be replaced. Heating and AC are just being sucked out the window. That's why management pawned off the electric bill to the tenants. I'm tired of having to complain so much to the property manager. I got into it with her 6 months ago over her refusal to change the lock on my front door. The lock was literally falling out of the door. But she kept sending maintenance around to "tighten the screws." Not at all professional. Thankfully my lease is up next month and I'm going month-to-month so I can find a better place to live over the summer and get the heck outta here.
