First of all I am somewhat appalled at some of the negative reviews. I think some folks forget it's an apartment complex and there is going to be some noise, unsupervised kids and problematic pet owners. That is a reflection of the individual people, not the apartment complex and the staff. My opinion of where I'm living (I've lived in Orchard Club since Oct. 2008) is based on the staff and complex as a whole.

1.) I thought my apartment was clean and neat when I moved in. Some bumps and scratches, but nothing that made the apartment unattractive and those items were notated on my move-in checklist. My apartment bedroom is MUCH larger than the master bedroom of my townhouse I sold this year!
2.) I don't have pets so it is not a nuisance for me when maintenance comes through. In fact, I kind of like that they do that (and yes, they give notice by leaving a note on the door stating the dates/times they will be in-and then they leave another note on my table when they have been there and gone) because they are on top of taking care of things.
3.) I'm actually surprised by the lack of noise in the apartment. I guess I have lived in worse apartments. I can hear the running around of the dog upstairs above me, but it's not TOO big of a deal. When I first moved in, a neighbor introduced himself to me and said the former tenant had a drumset in the bedroom and he could hardly hear him when he practiced! Every once in a while my main bathroom will smell like cigarette smoke and I am blaming the upstairs tenant on that. Ugh.
4.) There ARE kids outside playing and yes, they are unsupervised but the kids are old enough to be outside without an adult. I've never seen a child under the age of 5 outside alone. I haven't found the kids that are outside to be a nuisance. They seem to go inside and the lot is quiet around dinner time. I have spoken to the kids many times if I need to say something and they respond and have been respectful.
5.) Even at the pool, some teenagers were horsing around really bad and my fiance got up and said something to them. They immediately stopped and apologized and came back again and apologized one more time.
6.) In another review someone complained that the complex isn't within walking distance to any stores but just houses. I, personally, like it that way!
7.) I haven't had any issues with the staff and if I do need to leave a message they get back to me right away.
8.) I am new to the county. I have been living in Anne Arundel County since 1995. I picked this complex because of the cost, location (close to work) and the fact that the public school system is superior to AA county!

Again, *most* issues and complaints I've read in the review are people have unrealistic expectations of apartment living, or they don't like pets and kids, or, they are blaming the annoyances of their neighbors on the complex itself and that is not the case.

boy you can tell you get impressed real easy or like all the other GOOD reviews, your either family or friend. i am the annonomous caller that called 911 as 3 kids that live in the development broke into 4 cars and broke windows to get into the ones that were locked about 2 weeks ago. i remained annonomous as i have been here MUCH longer than you and know enough that theses people that live in here will retaliate .just wait, you'll see. go ask the "wonderful staff" why they didnt tell you about the break-in's.if they're honest or allowed , they'll tell you how many section 8's are here too. why don't i leave? i cant, im on limited income and have a tax credit apt. i pay more than section 8 but not as much as moderate or market. have a happy life in your new ghetto apt.

We could hear our upstairs neighbors walking and our downstairs neighbors would stop us to tell us that we were being too loud. When asked what they were hearing, they said that we were walking really loudly. Yeah - you can hear your neighbors walking. We didn't really hear the neighbors next to us, but we had to remember to leave our shoes at the door as not to bother the people downstairs. We liked our apartement, but our carpet and tile were in rough condition when we moved in. We took it because we needed a place right away, but it was frustrating to watch our rent rise (we were in a market rental) and have a worse unit than our friends around the complex.
