That right. High prices keep scumbags out of the community. If you don't believe me go live at a low rent establishment and see if you agree with me then. Also, it seems that the people here take an active stance against crime. If someone unfamilliar is milling about the parking lot people normally walk out to greet them and ask what appartment they live in. I have witnessed this a couple of times and it seems to be working well. Some of the office people are cranky but I am sure if I complained the problem would be solved. The maintenance staff is top notch. A great bunch of guys. The maintenace guys always arrive quickly, even on weekends, and if they can't fix something a pro is out as soon as possible. My only complaint is the no alcohol and BBQ's at the pool rule. It would be nice if they would allow plastic cup and canned booze as well as a public grill for all to use but I guess that is just my hillbilly roots surfacing.

Price is not the best way to keep out riffraff. They will simply do the roommate thing and band together and still end up in your development. Also there are plenty of good people who don't make a lot of money who would make better neighbors than hoodlums who happen to land a decent paying job. A better way to approach the issue of noise is to build the units with better insulation and to set up and enforce noise regulations.
