Sad Case

I have been living in Doral Terrace for 4 years now - not by choice, but from desperately needing a place to live. Anyhow, the price for me to move in was $3000 which they said a portion of it was non-refundable. Is this legal' Since I lived here, I've had an attempted theft of my car, Tags from my car stolen which led to my car being towed and unnecessary money being spent to get my car. The roaches are invincible. I have tried everything under the sun to get rid of them nasty things, but what bothers me is it only seems like the tenents on the backside of the complex have them, because a friend of mine stays in the front of the complex near the rental office and she doesn't have them. That right there is a sign of neglect on management, they want to keep the front nice and neat so when people come to fill out applications or look at vacant apartments they don't have to worry about roaches greeting them. The playground is in no condition for the kids to play there, but yet management threatens to kick you out because the kids play in front of the building. I'm like where do you expect them to play in the street'! The pool has not been opened since I have moved in but yet they meantion that in their ad. Maintenace is nothing but non english speaking men, so if they are in your unit and you have a question they can't understand you, or either they are eyeballing you down like they want to take you goodies! Last but not least that nasty, unprofessional man Malcolm. He is sooooo lucky that he hides behind a P.O. Box because everyone that I have talked to that has dealt with him, would like to strangle (not the real word I want to use) him. The rental office can never answer anything so they always refer you to the main office where Malcolm is. Now you would think by him being a Property manager he would know that customer service is a must. Well not him. I got a notice on my door stating that my rent was received late and I needed to send in an additional $150 as a late fee! Well lets just say the conversation was very short because all he said was you need to pay it and hung up on me. I called right back and he talls me pay it or move and hangs up again! So I called back once again and told him he could collect his money from the Escrow account that I am going to set up with the Court. Long story short the $150 was waived. My experience here has been awful and I am only living there cause I can't afford these high prices. I guess you get what you pay for.

I live there years ago and it was the samething. There was guy who died that worked there named Tony. They used to hide behind him. He was their flunky, don't get me wrong he was a nice guy but the used him for everthing until he had a heart-attack and died. The neighborhood was the same way when I lived there horrible. It looks well maintained until you move in. And my car was broken into twice in 24 hours and they didn't give a damn. I am a Manager for another Property Management Co and you did the right thing, if you are not knowledgable of how the landlord laws are then they would have got you with the late fees. You can only charge 5% in total for late fees and $30 for court fees if it's after the 10th of the month in PG County. THUMBS UP TO YOU FOR TAKING THE SMART APPROACH. Move out as soon as you're lease is up. And by the way give them 30 days notice one month prior to your lease being up go they will get you for another month.

Yes i have been through it all with them and as far as the tags it happened to me to i just recently moved from there and i have been so happy. I remember Tony because my cousin lived across the hall from him so i know what the gentleman is saying if you are going to move out give them that notice. but they gave me a 30 day notice and still tried to charge me rent for the final two months left on my lease.

Well one you should be glad you found a place to live and it isnt that bad. I have never seen a bug ever, but that could becuase I keep a very clean house. The management takes good care of their tenants. I went through a rough time when I was having trouble with my rent and they worked with me just how they worked with you b/c no other complex would rent you an apartment. They took a chance on you. I had to pay late fees when I was going through a had time, but that is better than them kicking me out. You know they can do that if you do not pay ur rent on time?

First of all ladybyrd, you must be real bored with oyur life because you are on 4 or 5 apartment ratings, u must be in witness protection because you stay moving from complex to complex rating and reviewing them!! Anyway, it is all about the tenant and what you can take. We all need a roof over our head, and unfortunately we have to deal with the pros and cons in any apartment complex, so for future reference, if it is not the right place for you then leave as soon as your lease is up. As for bugs,keeping a clean house is mandatory, but unfortunately if you live in a building with a bunch of dirty triflin mf's then the roaches will come to vents, and other small spaces, they travel everywhere they possibly can.

yes, ladybyrd you are all over the review board, what are you Doral Terraces spokesperson! I don't know what section you live in, but it can't be within the complex, because I can not understand how you and other's that have no complaints can TRULY say you are happy with the complex. Maybe you have been blessed not to hear the gunshots and have your tags from your car stolen and not have roaches, but point blank other tenants do and have had these issues. And FYI, the roaches don't give a damn if your house is clean. I can run the dishwasher and open it and 2 or 3 roaches are climbing on my CLEAN dishes. I clean my counter tops with bleach EVERY night and I can come back in 3 damn minutes and have to kill roaches. I can just mop my floors and I'll be damned if I am not stepping on a roach!! So you can keep that clean house shyt to yourself. The point is management doesn't give a flying shty about the back of the complex and it is proven because those that live in the front don't have any complaints.

I kept a clean house too, but that has nothing to do with roaches being there or not. The buildings are not well-maintained and if they were SMART they would bomb them all at the same time. I ALSO KEEP A CLEAN HOUSE. ROACHES ARE HARD TOI KILL. THE RENTAL OFFICE DOES NOT CARE !SO, LADY BYRD PUT THAT IN YOUR PIPE AND SMOKE IT!

wow!!! As I read this I can not believe you you have so much time on your hands. I just left their rental office as I am looking for an apartment. I view 3 units they had to show and not one had any bugs! The guy Gary that I dealt with seemed very nice nad extreamly helpfull. All I can say is see for your self. What I saw was pretty good compaired to down the street.

I agree with everyone else I am going on my second year there and I was so sad that I renewed my lease because yes Gary is very nice but he cant make a decision with out Malcolm (who is a true @ss hole) and I know a couple of people that lives in the complex. Yes it's true they will give u a chance if you are having problems with your credit but they will also charge you a lot. The issue with the rent is horrible...Malcolm said if your rent is not in by the 6th you will be charged 160.00 to me that's crazy. I need to learn more about the rent escrow account. But this is just my opinion about the complex and everyone is entitled to think what they want
