We've been here 3 years and I'm counting down the days until my lease is up, I'm done, I'm not paying over $1200 for this apartment. My rent's gone up $75 each year and it's not worth it anymore.

Let me start off by saying that the apartments are HUGE. We've been looking at other places for the last month and haven't been able to find anything in this price range with the same amount of space (I'm worried how we'll fit all of our furniture in a smaller place). I don't have a roach or rat problem in my building (thank God!), and the complex is very convenient to downtown DC, shopping, metro and the highway/Suitland parkway. The laundry center is large and finally has a cash card system (before, instead of having a change machine, there were vending machines -- and don't get me stared on trying to get rolls of quarters from businesses in the area).

But that's where the pros stop -- FULL STOP. You have to pester or threaten to call corporate for the rental office to put in a ticket for maintenance. At first I thought it was lazy maintenance men, but the problem lies with the rental office -- they don't know to come and fix a problem if the ticket isn't put in. Last year our front door lock was broken and I had to threaten to go to Lowes and buy a lock myself which the rental office wouldn't be getting a key to if they wouldn't come fix my door. Water leaked from the living room ceiling back in June of 2008 and they still haven't come and fixed it, so now there's an ugly water stain on my living room ceiling (and God knows probably mold as well). When I moved in, I noticed that everything old had been painted over instead of being replaced (they even painted inside the bathtub!)

The rental office has lost my new lease every year and I've been forced to call the corporate office because I refuse to go in and sign a new lease (how a lease gets "lost" in a small office is beyond me, tenants' files should be kept in a locked drawer). The lease says no loitering in front of the buildings, but there are always teens (and adults) out front all hours of the day and night loudly cursing, drinking, smoking weed and dropping trash (I know this is a parenting issue, but the rental office needs to enforce the rules, parents will bring their kids inside if they get an eviction notice warning for noncompliance). The trash dumpster is in the back of the property and it seems like it's always full (I feel for seniors who live in far away buildings). The security gate is always broken.

The floors are thin, so you can hear people above you (and I mean LOUD, I often wondered if I had yeti living above me who screwed nonstop). You can't have a doormat outside your front door because apparently it's too much for the cleaning people to work around, so you have to track water and mud inside your foyer to wipe your feet. The office staff is unprofessional and forget about getting a memo with correct spelling and grammar (they don't even know how to spell or form a coherent sentence). I know that sounds petty, but I take pride in MY job, so I think they should too. The rental office acts as if they're doing you a favor by even speaking with you and the property manager, Faye, is NEVER available to speak with if you have a concern that isn't being addressed by her "staff".

All in all, if you can live with bad service and bad neighbors, then by all means this is the place for you because the price is right and the units are large. Oh and don't pay ANY attention to the model, the real units don't look anything like it (nice appliances in the model, tasteful kitchen cabinets, and pretty wallpaper -- forget about that in your unit).

I COULDNT AGREE MORE. NO NEED FOR ME TO SAY ANYTHING EXCEPT ALL OF THAT IS TRUE IN THE PRIOR POST. I WAS A TENANT FOR FIVE YEARS. I CALL IT FIVE YEARS OF HELL. FAYE IS NEVER AVAILIBLE AND I HAD A MOUSE PROBLEM. I WAS ROBBED ON MY FRONT GETTING OFF OF WORK, THE RENTAL OFFICE LOST MY 1100 MONEY ORDER FOR RENT AND THE LIST GOES ON. THE UNITS ARE HUGE, BUT OVERALL IT'S A ------ COMMUNITY.

I agree with your post as well. Maintenance and Management SUCKS ASS! I am on my way out. One year of this ---- is a lessoned learned.

You know, I am forced to agree with you too. I still live here, and at night its hard to sleep, because i have people below me playing music as loud as they can. I think they are deaf, and are trying to make me deaf as well. This is crazy, and as soon as my lease ends, I'm out!

You all have issues. If that is the case you should have broke the lease. Why would you want to stay somewhere if it is that bad. I have been living here for 6 years with no problems. Make sure next time you make the right move....

i would luv to move here i have two small children an the only thing i have a pro with seeing as how yall dont hav a bug a rat pro is the noise pro i cant take it special wen im trynna sleep ima go around there at nite time an see how it is
