I lived here for 2 years. I am just about to move out. The management was friendly when I moved in but one I was in a lease, they became very rude, even going so far as to get angry with me for showing up at the rental office at 4:30 (they close at 5) so they couldn't leave early. The phone would ring and ring in the office so I would go over there and find the lady with the blonde/red hair and glasses on her computer playing solitaire. When I ask her why they didn't pick up the phone she got an attitude and said that they were busy. I was the only one there.
Anyway they probably don't get paid well.
Once I got a notice to appear in court for non payment of rent despite never missing a payment. When I went to the office they knew nothing and claimed I never missed anything. After the one helpful employee brought up the records, it appeared that they had forgotten to put the payment in the computer and then covered up the automatic late fee by posting a phoney credit. It was really sketchy overall.

The neighbors used to be mostly families but over the past year it has become more wannabe thug kids outside than anything. There are beer bottles and trash outside and people harass you and ask for beer and smokes when you are on your way up to your apartment. The apartment downstairs is rented by an older woman who lets all the kids in the complex smoke pot in her place. Every time I pass the patio and the door opens, kids pile out followed by clouds of blunt smoke.
I had my day in college with partying and staying up late but as an adult, I want a place that is cheap, clean, and safe. I don't care so much if it is not perfect but after 2 years I am sick of this place. Oh yeah, they also raised the rent considerably to the point where I could have gone to a nicer place. At $950 a month for a 3 bedroom it's not a bad deal but now it's $1100 after 2 years. I guess I should know better and not expect too much from cheap rental units but I wouldn't pick this place if I could afford a nicer, smaller one. If you consider 50 Cent to be a good role model and don't want to live in the ghetto at Waverly, Applegate should be your next option.

On the plus side, our deposit was only $150 since we apparently had relatively great credt, not having been evicted anywhere.
