Disappointed from day one. Moved into a Baker 2 in 2005, a BRAND NEW 2 bedroom and thought it was beautiful, IT WAS ALL SURFACE!! Can't use the fireplace w/out setting off every smoke alarm in the place, same with stove if you try to cook over 375 degrees. Wiring is all backwards, workers never bothered to paint in spots where there were drywall repairs (in a brand new apartment'' explain that to me.) The carpet was missing areas of padding, did I mention I didn't have hot water for the first week I lived there and the managment took there time to fix it. They install the absolute cheapest carpet in the apartments that becomes stained with water spills because it attracts dirt due to cheap fiber quality. Then when the resident mooves out they will try to charge you in an excess of $1000 to cover the replacement of said carpet since it did not last the required 5 years. Lived there for 2 years and the replaced EVERY SINGLE TENANTS carpet at move out. When moved out was told to not shampoo the carpets that they would do it, they don't!! Instead they send you the bill for carpet replacment stating that the carpet was evaluated and the damage was too great to justify cleaning. NO WAY!! Have spoken to numerous of my old neighbors and the same trick was attempted on them too. The managment and staff are a complete waste of time. The only one who is exempt is Damon, he gets things done. Never received important documents that were supposedly sent to me, had to place numerous calls then eventually just stop in to the office. The maintanence staff is imcompetent, they can't even change air conditioning filters, they rep they sent to my place had to come and go 4 times cause he kept bringing the wrong one. Took me 2 months and 6 calls to get simple maintenance done on the bathroon and each time was told there was no record of a previous request. The parking situation is a nightmare. The entrance to the "gym" is so poorly lit and the neighborhood is bad, no way anyone should go there after dark. Could go on and on, DON'T DO IT!! You can spend just as much somewhere else or even less and have a lot less headaches. The whole place is an illusion of "luxury" there is nothing luxury about it, Horning Brothers should clean house and clean up there act at The Residence at the manor before they end up in yet ANOTHER lawsuit at THIS complex.

Thank you. They had me replace my carpet too. They had an employee who worked there and would get drunk and accidentally go into people's apartments because she had a "super" key. She would then beg them not to report her to the superviser. Whenever I would go to the office, the maintenance staff and office workers would be outside smoking. The entire place is unprofessional. I didn't find any of them nice. My dryer broke and it took them a week to fix it. When they replaced it, the "new" one was old, dirty, and had insects crawling out of it. This dryer only lasted 3 months and the cylcle continued once again. Please don't waste your money renting here.

The crime rate is outrageous in that area. If you don't believe me, check out the demographics (crime rate for the area) at the Frederick City web site at cityoffrederick.com. It's amazing how many people in one year have gotten raped, killed, and thousands of thefts and burglaries and break-ins. Just in one year. Sounds like Baltimore and it looks like it if you lived here to see it. Not to mention the schools are very low scoring and have been Title 1 on and off for the past couple of years which means they are low performing schools, which is not too good if you have children. You can look any schools at schooldigger.com to get the ratings. If you want a quality place don't move to the Manor. Do your homework. I moved into a new house with my fiance and I thank God no longer live in the area.
