Convenient location, fair rent, poor service

A good location, with reasonable rent for the area if you get their 1 month free rent/move-in special & have it pro-rated throughout the year.
The appliances were in good condition, except for the dryer, which was extremely loud. They did fix it though. The fridge was also loud, and never fixed.
The AC broke several times, and also leaked water into the utility room floor. They relaced the air filter once during the year, instead of 4x yearly. The heat is ok, but the windows & glass balcony door are not well insulated, and let in cool air in the winter.
The handle on the balcony door broke immedietly. It has not been replaced.
Worst of all, the gutter leaks badly, and causes a flood of water onto the balcony when it rains. We have repeatedly notified the office of this, but it has never been fixed, despite promises that it would be taken care of.
There are some noisy little kids who play in the street/parking lot. Apparantly neither their parents nor the office staff are concerned about the possibility of them being hit by a car.
The "fitness room" is a joke, and had broken exercise equipment the one time I went inside of it. The pool seems nice enough, but I've never used it. The tennis court seems abandoned. The playground/picnic area is a joke, because it's sitting in a mud pit. The grounds are pretty in the springtime (lots of flowering trees) but watch out for dog poop!
Like most of Mongomery Village, the area is quiet and seems safe. However, there was some crime reported. There are several bus stops and lots of shopping within walking distance. There is a fire station on the same block, and the electricity has never gone off for more than a couple minutes, even when thousands of homes in the area were in the dark.
