Not too bad for an older complex

I've lived here for nearly 7 years and have not had any major problems. I lived in a 1 bedroom junior apartment for the first 4 years and then transferred to a 2 bedroom 2 bath apartment.

The full size washer and dryer are a definite plus. My current set are on the old side, but still work well. The set in my first apartment were newer. My 2 bedroom is good sized and perfect for roommates since the two bedrooms are separate enough for some privacy and have individual bathrooms. Each bedroom also has a huge walk-in closet. (The closet in the 1 BR apt is tiny by comparison) On the balcony there is a huge storage closet. The other apartments I've seen in Germantown did not have this amount of storage place.

I've never had a problem with bugs other than having a wasps' nest on my balcony. (since I saw a bug problem mentioned for another apt complex)

Living on the top floor is definitely great for having the least amount of noise. But you will hear your downstairs neighbors if they play loud music. As for the nearby train tracks, you will hear the trains rumble past especially when its a heavy freight train, but I find that they whistle infrequently as they pass by. I barely notice the trains anymore.

Within walking distance is Gunners Lake which has a 1.25 mi jogging path. It's pleasant with lots of ducks and geese and even the occasional blue heron.

The folks in the rental office are pleasant and helpful and the maintenance staff is fairly prompt about fixing things. Depending on the apartment, the appliances can be old, but gradually they are being replaced.

The biggest minus is the electric heat pump heat. These units are the originals from 1985. They need to be globally replaced, and at this point they are only being replaced as they break. If you don't expect to run around your apartment in the middle of winter in a T-shirt and shorts, you should be okay. Just be sure to set your unit to 'emergency heat' when it gets in the 20s outside and that will keep your unit from running constantly. This winter my highest electric bill was $100 and otherwise it has always been less than that.

I will admit there has been a slow decline in the quality of the residents, but I think that decline has coincided with the decline of Germantown to some degree. There were a lot less homes here in 1996. :) But I've never felt unsafe here unlike when I lived in Houston.

Overall it has been a pleasure living here. I'm set to move into a townhome in about a month...so someone can have my unit. ;)
