Overall, a positive rental experience

There were a few problems with the 1 bedroom, 1 bathroom, fireplace, 3rd floor apartment before we were to move in back in June. The carpet was a mess, some door knobs were either missing or broken, the window frames were cracked, and some doors were stuck due to fresh paint. We requested these damages/problems be corrected before our move.
The date of our move-in, the carpet was laid and brand new, the doors had been sanded, and the doorknobs had been fixed. However, within the first week of living in the apartment, we found the refridgerator was extremely loud and the bathtub was clogged. We reported this to the main office, and they were there within 24 hours to fix the bathtub(which they did successfully), and told us they had to order a new refridgerator. I was skeptical, but the new/quiet fridge arrived within a few weeks and was delivered to the apartment. The cracks on the window frame are quoted as unreparable, so be aware that every apartment will likely be somewhat unnatractive to the eye and will not be fixed unless the windows are completely replaced.
I have to say the service provided by maintenance and the main office was handled professionally and timely.
There is usually convenient parking until the later hours(8:00pm ), the swimming pool is nice during the summer, the tennis courts are in fairly good shape(but are beginning to crack), tenants seem to clean up after their pets, and most of the tenants seem to be friendly(so long as you are friendly to them). The train can be a bit noisy with the windows open(so keep that in mind when deciding which apartment to rent), and the floors do not keep all the noise out from above(so grab a top floor apt. if you can).
Our only complaint about Avalon Knoll is the lack of respect some of the other tenants have for the property itself. We have found broken beer bottles on the tennis courts, fast food trash in the bushes, and other various trash in the parking lot or grounds. These items are eventually cleaned up, but it only takes a few tenants to damage the appearance of a community, and from my experience, this is not very uncommon in rental communities.
The special of 2 months free rent attracted us to the community mostly, but the layout of the apartment is attractive, and it provides us with all the basis ammenities we were looking for in an apartment(washer, dryer, dishwasher, balcony, fireplace, disposal, storage space, and spacious closet). We are pleased with Avalon Knoll and it is allowing us to save money for the purchase of a home. We may not be sad to leave the apartment when the time comes, but we appreciate the service provided and the apartment is serving a comfortable place for this transitional stage towards buying a home.
A suggestion to Avalon Knoll is to incorporate in the rent an incentive program towards buying a home in the future. At this point, they do not have this program in place.
