I lived in Avalon Knoll for almost three years. In that time frame, I saw rent go up and services go down. Depending on your unit, your appliances are either wonderfully new, or broken down and barely working.

If you live on the upper floors, there's a good chance that you will have water intrusion and leaks through the walls during a good solid rain. The buildings that at one time seemed taken care of, have become dirty on the outside. On top of all of the maintenance issues, the management office stopped allowing residents the ability to drop off rent. Instead, you have to mail it. What a pain in the butt.

As far as safety goes, the summer draws packs of people (teens maybe) to wander the courtyard at all hours of the night doing nothing. Neighbors blare music, smoke pot (yeah, you can smell it), and carry on to the wee hours of the morning. And I did not feel safe going to my car after dark unless it was parked directly in front of my building door.

The parking situation is horrendous, and Avalon allows anyone to park anywhere, resident or not. this has lead to me having to park one to two buildings down, not very convenient. There is no security on the lots and with limited lighting it is rife with opportunities to wreak havoc. I've had a car stolen from this parking lot as well as my new car vanadlized. Avalon Knoll takes absolutely no responsiblity in ensuring the safety of their resident's vehicles.

In short, stay here if you must. But if you have the financial means to go elsewhere, I would.

I have lived at Avalon Knoll for nearly a year now, and I have to agree with just about everything in this review. Where inlies the rub is that most apartment complexes Germantown/Gaithersburg are actually worse than here. My advice to anyone looking to an apartment is do anything you can do PURCHASE a home, so you doubt waste money on rent. If you have to rent, the further north you go the cheaper it gets. The closer to Washington you look the apartments are significantly nicer, but the rent is so high you might as well buy a house.
