Hamptons is not one of the best places to live in Germantown. I moved in 2 years ago and it was the cheapest place to live. They had a great move-in special with one-month off and $500 bucks gift vouchers, which was a steal. But then that was about it.
The worst part is it would probably be the only place without in-house laundry. Trust me thats a pain in winter. Also they just have 8 washer-dryers, which means you have to do your laundry late in the night. Weekends its always packed.
Their staff has gone from bad to worse. There is this only guy who sits at the front desk who is the most irritating person I've ever met. The rest of the staff is ok. They are yet to give me my gym access card.
Maintainence is fast. The 2nd bedroom in a two-bedroom is very very small. Put a queen-size bed and you can't open the door. The master bedroom is unfairly larger than this one. So if you are sharing with another roomie, can get a bit unfair.
Utilities are generally ok. Electricity bills run to about 100 bucks a month and water-sewage bill is around 10 bucks a month. There is always ample parking. Kids can get a bit noisy.
They have consistently increased their rent over the last couple of months. Now its almost as high as all other communities in Germantown. With the current rates they are leasing at, I would rather go somewhere else.

I stayed at the Hamptons once too and wasn't impressed. When I did leave it took over 5 months to get my security deposit back and that was only after starting legal action. I've posted comments previously.
Move to Northlake. I just left there and was very happy with the apartments, the maintenance, the staff and everything that goes with it. I feel the rent was quite fair too. I had a couple of small gripes, but I think that will hold true for everyone no matter where they stay. I only left because I finally bought a place.
