Hello To Rolling Hills Tenants,
I am very digusted and tired of complaining to the rental office concerning everything wrong living here. Believe me, this place is not up to codes regarding the Federal, State, and local laws. Chapter 26, "Housing and Building Maintenance Standards" and Chapter 59, "Zoning," of Montgomery County Code. These sections of law create an express warranty of habitability and require that the landlord make necessary reapirs. Listed below is a general list of major violations living here at Rolling Hills Apartment.

1. Old,rusty appliances and windows.
2. Mold and mildrew in the bathrooms.
3. Water leaks in the ceiling from living on the third floor, due to rain and poor material from the roof.
4. 2nd and 3rd floor apartments has very weak floor boards and they squeak badly.
5. A very rude, nasty and dried-up prune property mananger, Mrs. Paula Covington.
6. Some non-speaking English and one very fresh maintenance helpers whom do not know how to properly fix anything.
7. The Parking lot pot-holes will damage your car front alignment.
8. The entire area has very poor lightening conditions.
9. The Pool is disgusting and both Women and Men bathrooms toilets are out of order.
10. Several front-doors of each buildings are unleveled and they slam very hard.
11. The Plumbing on the first floor has a low, low water pressure in the toilets.
12. Also, on the first floor, the ceilings in the livingroom and diningroom has several misperfections. A whole lot of nail-heads pop-outs and droopy drywall with huge lines.
13. Each floor has no "CONCRETE" barrier to help reduce the noise.
14. Poor ventilations in most of the buildings. You can smell nasty, nasty spices of your neighbor's food.
15. Some Refrigerators, Washing Machines, Dishwashers, and Garbage Disposal leaks.
16. The run-down and torn cabinets in the kitchen are coming apart.
17. Insects: Roaches, Siverfish, Spiders, Beetles, Centipedes, Moths,Bees, Black Ants, and Crickets lives with us all.
18. The Fiberglass material in each bathrooms has some cracks in them and the master bathroom stall is too dam tiny.
19. The Parking Lot is in need of major repairs for black-top and repainting.
20. There should be more than one way to enter the complex, instead of having to go all the way around Robin's Barn.
21. The Train, the train needs to be rerouted and stop the dam horn from honking.

Your prompt attention of this matter is needed to help, support, and demand action to Landlord-Tenant Affairs at (240) 777-3600. We all need to come together as a Community for affirmative action. You do have the right to file for a complaint. I encourage you all to please help me to "SPEAK OUT FREELY" and "CHALLENGE" Rolling Hills Apartments for not complying within the Law housing codes, zoning laws, fire and health safety codes.

Good Morning To All,
Here are more items to be added to the list.
22. The carpet is very cheap and thin like paper.
23. The Building structure is weak,cheap, old, falling apart, and not the proper building insolation material is installed.
24. The bathroom tile in the hallway is rusty and coming apart due to poor water pipes.
25. The Sanitation Department leaves extra trash around the bins.
26. The cheap material from the outside of the buildings,the screws comes thru your unit on the first floor apartments.
27. The Carpet in the hallways are very dirty and stain badly.
28. There is no organization, leadership, and respect in the Rental Office. The ratio of employees are slim to done. They disappear like magic.
29. The Managers waste valueable money on dumb balloons everyday in the front entrance and at the rental office.
30. Inadequate playgrounds for the children. And nothing for the older young adults.
31. There is a Tennis court, but to no avail, it is not in use.
32. What does it have to take in order for the Managers to evict unruly, disrespectful, and nuisance neighbors.
33. Several buildings has scaffolds upholding the walkways due to the concete deterioration.
34. Considering these apartments only have 2 bedrooms, why is it that 7 or more people live in a unit. And, how can a Parent have different sex and age children in the same room??
35. The duct vents needs to be clean. They are very dusty which causes a tremedous amount of dust to accumalate thru the apartment.

Some of this persons concerns were on the mark. There is a great deal of room for improvement. We have live here for over 10 years and have seen a steady decline in the overall appearance and service in this complex.
