Cigarette butts (and burns)all over the place, entrance and stairwell, including stair carpet (fire risk) (mgmt claimed they had notices up but they keep being pulled down, that is a lie)
Noise - all hours, swearing, fights, (I have videos)
Car fire and mulch fires (mgmt claim they knew nothing about either - have photos) Pot smokimgin stairwell (mgmt said they cannot prove who was smoking it so would not act on the complaint)
Thin walls and large gaps in apartment doors allowing smoke etc to enter.
Trash all over the place (I have photos)
Graffiti (I have photos)
Mgmt: make a complaint and the next time your neighbors pay their rent they will be told about the complaint so they can make comments to you when you next see them.
Kids opening and closing your dryer door so that the minutes and $ count down but it does not dry the clothes.
Theft from storage areas.
Dog excrement all over the place.
The only thing I am unable to show you is the smell.
Still living here, cannot wait for the lease to end.
Will soon be opening a website to show all other photos and videos, including the noise, foul language and loud music.

Management is not aware of this problem. If the person responsible for this rating would in fact contact the office we would be more than willing to correct the problem. We do not even know what building this is in reference to. Please contact the office at (410_ 760-2395 Manager

Won't say who I am. I know all about Americana. I used to be an employee. I also know if these issues were taken to the Manager they would be addressed and personally taken care of. Why post something on here when all you needed to do was take your pictures to the office. It makes no sense to me at all. Regardless of how I feel about Maryland Management, I know for certain the manager takes pride in her community and she will get these problems corrected. My gosh give them a chance, instead of coming up with a lame web site to post your pictures and stuff. I have to ask. Are you contributing to the problem as well??

I am a current resident of Americana as well and can completely agree with all the above issue from this resident. The apartment complex is always filthy. The stairwells always have trash all over them and look like a vacuum is never run over them. The stairwells (at least in my building) reek of stale cigarrettes and just a nasty smell that never seems to go away. The front of the buildings and surrounding areas are always littered with trash and cigarette butts. The laundry room is disgusting 90% of the time. I think it is ridiculous that you have to share (2) washers & (2) dryers per (2) apartment buildings! I mean, come on now, you have 22 apartments between 2 buildings that need to use the laundry facilities. Come on and get some more washers/dryers or even better than that - put the damn machines in each apartment! There is more than enough room in the kitchens of the apartments for a stackable washer/dryer. IF you get lucky enough to be able to use the laundry room for a few hours, then you have to worry about whether you will get a machine that someone has washed their kid's "urine stained" sheets in and that your clothes will now smell of urine if you don't waste your money and run an empty load with bleach just so you can wash your own clothes!! My lease will be up soon as well and I can't wait to get out of this place. For the kind of money I pay, I can certainly find a much nicer, well equipped, and cleaner place to rent instead of continuing to put up with the nonsense here. Good luck to all but if you are considering renting from here - keep looking and spend a little more money to rent some place else that is much nicer and is better equipped.

For the nasty management team that has responded, take a look at 7865! I personally called the police every week that I lived there. management was notified of the fire issues and thugs that hang around and their response was to call the police if it was enough of an issue because it has nothing to do with them. I moved from a one bedroom in Americana to a two bedroom in Hidden woods and am paying far less. We have key entry and security officers 24/7. I have NEVER HAD A PROBLEM. I feel very strongly that every positive review in this page is management because there is nothing positive to say about this place!!!

OMG!! Ill tell you what building that is! 7882! Only because I lived there, and coild not wait to get the heck out of there. Matter of fact, I rented another home, and continued to pay rent there so i didnt break the lease, because, evidently, regardless if you fear for your saftey, the only way you can get out of your lease is to pay a stupid amount of money to get out of it. While I was there for 2 years, I had someone try to steal my car, more times then I can count. I also know about the mustang that go blown up outside my window, I have pictures of that too. This place... seriously sucks! Sad, you go to managment about gang activity, and guns, and drugs, right outside your apartment, and all they say is ... NOTHING! Every outlet popped off the wall when we plugged things in, paibt began peeling off the walls.. and when we move.. we get charged for these things... to pay over 1,000 a month, to hear constant fighting, cussing, people drunk laying in hall ways.. directly outside your door, that looks like its barely hanging on.. is sad. I cant even explain how many times the police took people out of my building.. ill say.. free at last, free at last!

To americanamanager: You are the manager of this complex. Get out and walk/drive around your community. Walk in and take a look at your buildings on a periodic basis. Noone should have to send you pictures of something you can find out on your own. Drive past the dumpsters...if they're not being emptied, then do something about it. If a particular resident has had numerous complaints, then stand by your lease agreements and evict them. You will probably retain more of the residents who tend to want a nice community to live in and want to feel safe. Keep in mind, those residents who are in violatioin of their lease agreement is not going to complain to the office. They're going to fly under the radar until a complaining resident speaks up. Based on these pictures and the comments posting by other people backing this issue up. You look inadequate to come on here and request that the pictures be brought to you. The pictures on on the site along with a couple other people saying their buildings are similar. Get from behind your desk and go take a look for yourself. Why does anyone need to send you pictures when your office is right there on site? This lets me know that the negative statements made on this site concerning ASA are accurate. Not everyone has time to take a picture(thank God this person did though)but I'll tell you who does have time to and actually gets paid for it....MANAGEMENT !!!
