Going Downhill Fast!!!

I lived her for one year and I moving out at the lease. I had few problems for the first 8 months I lived here, but they recently changed the property manager and lease office staff and the new people are horrible. The place is going downhill fast!!!
When I first moved in, they had two nice ladies in the office, Debby and Carol, who left at the beginning of 2007. Debby and Carol were always willing to help and remembered everyone. The new manager, Wednesday, and her staff take the attitude that it's just a job and do the bare minimum to get by. Among my complaints:
1) Mice infestation.
2) The new management staff is rude and inconsiderate. I have sat in the office for over 15 minutes multiple times awaiting them getting off the phone with their personal calls. They act bothered when you call and enter the office and they frequently close the office early on the weekends. One time I was in the office, they told an elderly resident (on the first hot day of the year), that fixing their A/C wasn't urgent, to deal with it unless they had a doctor's note.
3) They will try to take you to court and evict you if you are a day late on rent. Last summer while the manager was on vacation, they misrecorded my payment and tried taking me to court, only notifying me a day before I was due in court. Debby was helpful with the situation, but the new manager, Wednesday, has recently tried evicting half my building without any prior notice.
4) Management does not give you proper notice for inspections. This month they announced that they were doing bed bug inspections only a few days before it was scheduled to occur. No one showed up on the inspection date, but a week later I came home and noticed that someone went through my closet and moved my bed while I was at work. The subcontractor was given keys to my apartment and allowed in without me getting prior notice.
5) Two Flat Tires in one year parking on the property... they allow residents with construction jobs to park their commercial vehicles on the complex parking lot. (I now park on the street.)
6) Maintenance was pretty good, but they have gone through significant turnover since Wednesday became manager. If you are persistent you can get things fixed, but you have to be persistent. And like another reviewer, my fire alarm went off all the time while cooking when I first moved in, but with persistence I did get a new one.
7) The laundry room is cheap and never cared for. They say they close it at 9 PM, but really don't. Nonetheless, I wouldn't do laundry in the middle of the night if you're a nighthowl. New machines were recently put in, but the rate went up to $1.50 per use.
8) The new management does not comply with the lease, but they are very inflexible with lease terms. I have not gotten notice of the new rental rates for next year as required; my rent is likely going up (I got in on a discount; they think the market rate is at least $800, which is not what this dump is worth). In addition to the quick attempts to evict and allowing subcontractors in your unit unannounced, the lease term are no where near flexible.
The management company website (Morgan Properties) says they're flexible with leases and allow 30-day move-out if necessitated by a career move. I checked into it and they no longer offer this. They will charge you through the noise ($50-100 extra per month) for doing a lease term less than 12-months and will require 60-days move out even with a month-to-month lease. Not very flexible. I tried negotiating, but the management was inflexible.
Overall, a decent place to live for my first place out of college. I have had a better experience than many of my friends. The area itself isn't great, but I feel safe given that I live near the lease office. It is convenient for mass transit into Baltimore as the Light Rail is only 5 minutes away. However, SINCE NEW MANAGEMENT TOOK OVER, I HAVE BEEN EXTREMELY DISAPPOINTED. Some of the people who recently moved in under the new management are unsaviory characters. Frankly, I'm leaving because the writing is on the wall - THINGS ARE GOING DOWNHILL FAST!!!

I agree with this post. I wish there was a way to gather up all the dissatisfied residents and march us all into the management office and make these people comply with the law by taking them to court!
