I moved here a little over a year and a half ago. I was a little concerned about the area at the time, but was told that the bad neighborhoods were further down Heritage Hills and that a security fence and gate seperated us from them. Wrong! The gate works about as often as it doesn't. And the fence has had a huge opening in it the entire time that they seem in no hurry to repair. I work late and walk my dog at late hours and am always seeing people hopping back and forth from Lamplighter, where it is kind of seedy. Also, the exterior lighting is very poor. The Smithy Sq. side has barely any, while Centennail has floodlights on every building. It seems as if attention is unevenly distributed amongst the different sides. One side has nice decorative landscaping with apple trees, etc. and the other is fairly minimal.

When it came up on our one year renewal, we were told we would get either a new appliance or new carpet for signing on for another year. Lies! So we did. And we got zip. When we brought this to the managers attention we were totally blown off, saying that they were now "budgeting" and we would get nothing. The appliances are extremely dated. Our washer was replaced prior to our arrival, but handles a larger load than the dryer is capable of handling. Clothes are never dry and have to be run throught twice, further increasing an already expensive energy bill. When we mention this to maintence, we are told we are overloading it (but the load fit fine in the washer!) The kitchens are hideous. Some are updated, but most have ugly black countertops and bland cabinets that look like varnished plywood. The stove is ancient and does not have a clock, timer, light or even a window to make sure you aren't burning dinner. The dishwasher has two settings: off and on. The fridge is ok, but small. Want storage' Too bad, there isn't any.

The maintence guys are great. Very friendly and responsive. And as others have mentioned, you will need them often. There have been four water main beaks on the side where I live since we moved in in March of 2008, the other side, Centennail, has had tons also. I know it's not their fault, but it's still a major pain. Your water gets cut off and the parking lot is torn to chunks, not to mention all the lovely construction noises in the morning.

Do you like to sleep with your windows open. It's hopeless here. If you live facing the rear of the building, you may have better luck, but all the three bedroom "C" units face the parking lot. Traffic noises aside, the neighboors make it nearly impossible between the parties and drunken arguements. And you don't actually have windows, you have huge sliding doors. If you sleep with the "blinds" closed so that you are not in a fish bowel, they blow and rattle all over the place, sounding a bit like marbles in a blender. This is avoided by sleeping with them open, but this exposes your entire bedroom to any passerby plus full sun in the morning. There is very little privacy here. I do not hear my neighboors thought the walls, per se. I have an end unit, but can clearly hear doors closing and water running.

And yes, as others have mentioned, the insulation sucks. The front door and huge glass sliders are terribly drafty. If it is summer, the downstairs is freezing and the upstairs is really hot. If it's winter, it's the same... cold downstairs and hot upstairs. The first time the bath tub was used, I came downstairs to water running through the ceiling onto our furniture. Apparently, when the place was built, plumbing was not attached to the overflow drain in the tubs, so they have had to seal them all off. Sometimes the caulking does not hold up and the water runs out into the walls. Again, not their fault as it was here before they took over, but still an issue. This place looks nice enough on the surface, but scratch at it a little bit and what is revealed is a management company in way over their heads and barely able to sustain a decent property. uWDgQKY3Vkv8FKIsB8Ax
