new resident- you want rent on time i want proper service on time

I have been here @ SHL sine november of last year, and on the surface everything appeared to be ok.but as soon as the spring and summer hit, my unit was suddenly infested with what appeared to termites (the rental office say they are carpenter ants). But anyway i called emergency mant. to no avail. and i continued u to call everyday until something was done (took them 4 days to come out and respond). Now last thursday i come home from work and turn my ac on and then water is gussing out of the Utility closet, Wuts a guy to do... called and called emergency mant. and the guy didnt get there until 1am... Now my living room carpet is soaked the hallway and one of the bed rooms, it smells awful in there and once again they are taking there sweet time addressing it.... SOME ONE PLEASE OFFER SOME ADVICE....
Oh and by the way there is visible mold growing up the wall.

I think it's time for the residents of Springhill Lake to band together and report AIMCO to the state and county housing authorities and keep complaining until something is done about the atrocious management practices and unhealthy housing conditions that exist there.

My best respomce would be for you to call Greenbelt City Code enforcement asnd report your ac problem to them 301-345-5417( ask to speak to Code ). If that is not fast enough for you call the county health dept.( smell/ standing water in your apt). Hopefully in ther fall we will have a Tenants association to help with these problems!!!

I am interested to know more about this tenants association?
I never heard of it although, I lived in SHL for 3 years now.
I share with other friends the frustration with the maintenance requests.

rent on time - service on time- ditto, half of my rent was late and the note that was posted on my door was unbelieveable. This was after we told the rental office that the rest was coming in about 4-5 days and was told ok,, but I guess that didn't matter. So, we have a new management company, do we still have the same STAFF? If so, few if any changes will probably take place internally. The mind set has to be changed at SpringHill Lake Apartments in order for this apartments complex to work.

I use to live there and THANK THE GOOD LORD ABOVE that my immediate search for a new resident paid off!! I left in March but had been there for 2 yrs prior. The mold issue was one I had when I first moved there but I contacted the Greenbelt City Code and it took them to start fining SHL for them to finally get on the job! They kept putting a band aid over the problem in stead of fixing it. But they finally did. My neighbors have horror stories about their ceilings raining on them, damaging property and smelly, moldy carpets, but thankfully, I haven't had to deal with that. Now, for over $350 less per month, I am happlily living in Howard County in a beautiful 2 level townhome, in a very nice and quiet area. It may be a little further than I would rather be, but for the savings and peace of mind, it's worth it!! My advice to you: STAY ON TOP OF MAINTENENCE!!! CALL, CALL, CALL....GO BY THERE, CALL...!!! You have to because they do not care about what you go thru and furthermore, they are all very incompetent there!! Good luck!!

I hope you realize that AIMCO has sold Springhill Lake and it is now "Empirian Village". Hopefully you will be able to get some results by contacting the new owners. According to the Gazette Newspaper, Thursday, July 2, 1008, page A-6, they are planning to upgrade the complex beginning within the next few months. Maybe you should write a letter to the new management or request to meet with one of their officials to get some relief, i.e., maybe move to another unit. I am very hopeful that this change of management will be what we (the tenants) need. As I have stated before this is a very convenient area to live. Yes there are many problems, but sometimes when you get frustrated or disgusted with your present circumstances and make changes hastily, you can come out even worse in the end. Everywhere you go there are problems. Just read the papers. Goodluck.

I have mice in which I called and they set these small glue traps that caught nothing. I place large glue traps and have caught three already myself. I came home from a trip to Pennsylvania and I had a constant drip in my bathroom ceiling (vent), I called maintenance and they told me if it stopped they were not coming out. I told them the fact that there was a constant drip means that there is dampness through the ceiling and the ceiling may fall. Needless to say they didn't come out at that time. A week later I had two men at my door (not in SHL uniforms) telling me that they were here to fix the leak. I ask them for some ID since they didn't have on uniforms, the one man told me that they were contracted ( the other man didn't speak English) I went to the office and ask them why a maintenance man did not accompany these men and they said they don't have anyone to send with these contractors but they do give these guys a key to our apartment when we are not home. ( I live alone and have these strange men coming to my door saying they work for SHL) Now today they were putting Verizon (Fios) service in my apartment and they key wouldn't work. The maintenance worker broke down my door and left the door gapped open at the top and bottom only connecting in the middle. When I told the office to come and fix it they told me it would be days before they can order a door, which means they expect me to sleep like that. They finally came and took pictures but didn't fix the door. My lease is up in March and I can't wait. Yes this is a beautiful area but there have to be better apartments in this area. I will find out.
