I lived at University Square for 2 years. I never had any major issues, but keep in mind that I lived right behind the rental office, so I'm sure problems got progressively worse as your moved away from the rental office. All problems were fairly minor:
1. Carpet was old and was not changed when we first moved in.
2. Our toilet worked, but should have been replaced (had to call maintenance a few times).
3. Squeaky floors. You could hear every move that the upstair neighbors made, but that's to be expected.
4. My roommates had their cars broken into. Mine never was because I have an alarm.
5. Resident Parking is adequate, but if you have a guest that can be a pain in the butt on the weekends. And the tow trucks circle like vultures.
Good Things about University Square:
1. Fairly quiet area. Never had a problem with loud neighbors.
2. Area is fairly safe. There is a bad area of Greenbelt, but the freeway separates University Square from that area.
3. Close proximity to the freeway.
4. Emergency Maintenance is available and they are pretty quick.
5. Office Staff are friendly.
6. Grounds were always well kept. Maintenance and housekeeping staff were very friendly, and professional.

I totally agree with this review.- It's not the best complex, but you get what you pay for. The buildings are old and its not a concrete structure so of course you will hear things. I've lived here for four years now and I really dont have a problem with noise but if I want a 'no noise' atmosphere I would go purchase a home or go live at a A Class complex.

Agreed that you have to pay less, but that doesn't mean that its a quite area. And as per office people, how many times have they lost your cheques? For us it has been 3rice. I know some students (more than 1 house hold) for which they even lost signed copies of lease. What if I tell you that they even refused to accept their own receipt & imposed a fine with high interest rates! And we were not alone... just read a few more reviews here! Does paying less mean that your lease and rent checks be lost? And that you are blamed & fined for it? Is that okay for you? If it is, nothing remains to be said!

First, I don't think the rent is cheap at all, comparing with others. Second, please don't mislead future renters. You need to give a NEUTRAL evaluation of the apartment conditions, instead of rate it based on the PRICE. Noise with 5 stars mean that there is NO noise, is that true? I disagree. "Office staff was friendly to me because I was friendly to them" means that you never "bother" them. It would be good if you can give few examples, instead of just stop by paying rent.

Note from the original poster: I'm not misleading anyone. I never had any huge problems at this apartment. I never had a bug problem, or rodent problem like other previous posts have claimed. I stated originally that the floors were squeaky, but I wouldn't consider that "noise"...I would consider that to be normal for apartment living. Other than squeaky floors our neighbors were very quiet. I also stated in my original post that I lived directly behind the rental office, so of course my building was very nice. I had a few friends who lived in other areas of the complex and thier apartments weren't bad either. For the area this apartment complex is affordable. As far as office staff being friendly...I had to call once or twice regarding the toilet, but again we had few issues to call them about. Every time we called they were friendly and maintenance issues were handled promptly. I'm giving my experience at University Square which just so happened to be a decent one. I rated University Square honestly based on my experience. I have no connection to the staff at this place...and I'm not trying to make Lerner Corp. any money. I have not exagerratd any of the negatives or positives about my experience. I liked University Square and I would live here again. The only reason I left was to shorten my commute.
