I moved here in September 2003 while the building was still under construction. I was told there would be a club house, gym, and swimming pool by the following year. None of these has materialized. Although the apartments are quite large (mine is 1500 sq ft), they are poorly constructed, with no soundproofing to protect from noisy neighbors, nor does the management handle complaints of any kind well (or at all). They cannot retain management, maintenance, or cleaning staff. Additionally, there is a high tenant turn-over rate. I am the only tenant that has been here since the building opened; I've had 5-6 upstairs neighbors and at least that many downstairs. When I moved in I was told that there was no monthly pet fee, so a large non-refundable deposit of $450 was required. However, after I'd been here a couple of years, they changed the rules on me and claimed that a pet fee should have been charged all along. The fee is $25 per pet per month, which I suppose is reasonable, but certainly contradictory to what I was told when I moved in. No one cleans up after their dogs, so the grounds are quite a mess. This is supposed to be a secured building, but the lobby doors are usually left propped open day and night, and the doors to the stairwells and trash rooms are broken, so anyone can enter through them undetected. I've been told by tenants that live on the ground floor that their apartments flood every time it rains. There are problems with silverfish and stink bugs that no amount of extermination has been able to control. There is also a mouse problem each winter. I definitely would not recommend this, or any property owned by Atlantis Management, to anyone. I wish I could give no stars for the items I've rated as 1 star. Stay away from this place!!! I'll be moving as soon as I can, and have only been delayed this long due to chronic illnesses.

Clearly the community could not be as bad as you have pictured it. I lived in a town home at Rosewood from 2004-2006. I loved the community. To clarify a few things many residents were upset about the pool that had not be built. I did take the time to speak with the owner and confirmed with a friend as to why the pool & clubhouse had not been built. These items were approved in a different phase of construction and the county would not allow the owner & builder to develop just the pool & clubhouse without also building the apartments that was slated for the second phase. I understand there were also issues with APFO fees and how they would be assessed. Ultimately the plan for the second phase had to be revised and reapproved. There were numerous factors to the delay. Maybe if the owner would have sat and explained this in detail, though it was a topic in the local paper several times, many residents as myself and others would have been more understanding. As far as your complaint about the messy grounds, as a pet lover maube management should not allow pets because pet owners are not responsible. Other than that I really enjoyed my stay in the community.

Umm this place sucks! My townhouse is poorly constructed. There are stink bugs throughout the entire place. When I moved in they did not have a key ready. I had to wait for 3 hours for someone to come with a key. Then my fridge didnt work- almost lost all my food, oh and then it rained a few days after I moved in and it was literally pouring down rain in my living room. It took them a month to fix the leak. There are these huge fantastic lighting systems they put in but some of the lights dont work. Maybe they were too lazy to put bulbs in. Anyways, my GPS got stolen from my car right in my own driveway. And yes my car was locked someone broke right into it. They also havent done ---- with the pool and there is no gym. It will probably take them five more years to get it going. They shouldnt make promises to residents that they cannot keep. So I would say dont live here unless you want to be very unhappy. And really I am not a picky person I just want to be safe and have a descent place to live. I have rented for a long time and never had any complaints about the previous places I have lived. I am moving ASAP!

My thoughts are the same as above. I know these facts to be all true. There is street lights there but over half of them do not work. I almost ran over a child darting across the street in the dark at the pumpkin festival. Talked to numerous tenants and they said the same thing. They have reported this and never any response to any problems. My advice to any one thinking about moving here would be keep looking. All they are worried about here is collecting their rent money and doing nothing. Due to the uncooperative nature here we are looking for a new apt. It just has become unbearable.
