MAJOR DISAPPOINTMENT !!!

I moved into this community at the beginning of Sept. 2007. This apartment complex is brand new and just opened during 2007. Part of it is still under construction while some of it is completed. It is suppose to be completely finished in Dec. of 2007. This place is not cheap. My 1 Bedroom/1 Bathroom unit is over $1300 a month and you can spend much more on a 1 bedroom if you want. Nothing is included with your rent, you must still pay for electricity, gas, water, trash, etc... In addition, there is a one time $250 amenities fee when you move in. Having an idea of what this place costs I'll go over the good and the bad.
THE GOOD:
Location - it's located just off of 295 on Arundel Mill Blvd.
It's New - everything (appliances) should work and the unit is clean.
Amenities - there is a pool, fitness center, pub room, business center,
media room.
The Fountain in Front Works - works well.
THE BAD:
Noise - I hear the people below me, above me, and sometimes next door. Also,
there is construction noise from them building the rest of this place
and also noise from the shopping center going up across the street. In
addition, there is a lot of traffic noise from both Arundel Mill Blvd.
and Dorchester. In my opinion this place is very loud for a Luxury
Community.
Parking - Depending on what building you live in you have to park outside or in
the parking garage. I live in a building which is attached to the
parking garage so I have to park there. I was not given the option of
parking outside, I am required to pay to park in the garage. That
being said this is the situation as of Oct.7,2007. Each car costs $25mo
to park in the garage. As of today the gates to get in and out of the
garage still do not work. Therefore anyone can get into the garage.
It is common for me to park far down the garage and walk past a bunch
of cars with no parking permit on my way home. Also, people drive
out of the garage entrance, the wrong way, which will probably cause
an accident some day if it already hasn't. The garage is also
extremely narrow and difficult for two cars to get by each other in
the corners. Though, they have put up mirrors in the corners to help
this. Parking spots are not assigned.
Mail - There are no mailboxes. When I moved in I was told it was the job of the
postal service to provide mailboxes for the community and that they
should be doing that soon. I have made two rent payments so far and as
of Oct. 7, 2007 I still don't have a mailbox. I have to go to the
leasing office, during their business hours, and see if there is any mail
for me. If I need to mail something I take it to the post office.
Not very luxurious !!
Safety - Most of the doors in the complex have no controlled access and are
unlocked 24 hours. Anyone can walk into the buildings or garage and
walk right up to apartment doors. The doors to get into the business
center, fitness center, pub room , etc... do lock and require an
electronic key to get into. Last month management sent out a letter to
residents, dated September 18, 2007, warning residents "about the
presence of a man being sited on the property in various levels of
undress, from completely to partially nude..." What else can I say.
Units in General - I'll try to give some idea of what the apartments are like
and what to expect. Like I said before I moved into a new
1 Bed, 1 Bath. The appliances are black Whirlpool appliances
including a gas stove, fridge, dishwasher, microwave hood,
and stacked washer/dryer (white). They appear to me to be
low to mid range appliances. There is also a gas water
heater and individual HVAC unit. The AC is a little loud
but it works well. The bathroom is nice, it's big and has
a large well lit tub, large sink and counter and tile floor
and the ventilation fan works good, water pressure is good.
The windows come with horizontal blinds on them and they look
nice but the blinds don't keep the light out. The blinds are
white plastic and as soon as the sun comes up the room lights
up, no matter how tight you close the blinds. The windows
don't do a good job of keeping noise out. I live on the
upper floors and easily hear every car go by. There are no
lights in the bedroom or living room. There is a cover
where you can put your own light or fan maybe but nothing is
included. Bring some lamps. Finally, as I mention before
the units seem cheaply made to me. I hear the stereo from
the person below me and every footstep of the person above
me. I've lived in several apartments before and I know no
place is completely silent or has the best of everything,
but for the money and the fact that it is brand new, this
place is horrible. If I had it to do over again, I would not
lease an apartment here. I certainly do not plan to stay
here beyond my lease.
A Final Word: If you are thinking of renting here, really check out what
you are getting. Try to get a unit that does not face
Arundel Mill Blvd. or Dorchester these are busy noisy
streets. Try to get a unit with as few shared walls as
possible. You will probably hear a lot through them. Make
sure you understand the parking situation. Try to get a
mailbox. Most importantly, don't be fooled by the nice
looking, perfectly functioning fountain out front or the free
cookies in the leasing office !!

You obviously have not lived in any other apartment style home/complex. What you are experiencing here is EXACTLY like any other complex. Try living in Seven Oaks Apartments among constant police and fire sirens 24/7 plus "hood rats" hanging out on your porch and car. Then tell me if you think living here in the Arbors is just as bad. As a side note..I have been living in the Arbors for 2 weeks and absolutely love it. It is worth the money. I feel safe and comfortable, as should you feel in any home.
