I was desperate when I moved here. First the leasing agent "misplaced" my lease therefore my family and I was momentarily HOMELESS because the agent knew I didn't have the apartment. Instead of telling me this they called off from work the date I was supposed to move in. So when I came to get the key (with kids and a U Haul in tow) they looked at me like they didn't know who I was. After crying and begging they "found" my lease and I moved in.
Days later my children and I were attacked by bed bugs. Never experiencing this before I didn't know that the problem was bed bugs. It took months of numerous (documented) visits to the emergency room visits because of allergic reactions and later I woke to find three running around all over my youngest. I captured them and called Cypress Creek. After four months and a few calls of kissing butt and begging they eventually sent a man with a can of industrial strength bug repellent. The bed bugs are gone for now but no follow up has ever taken place. Unfortunately my roommate left because of this.
It took them months to formally give me a copy of my signed lease which I needed to enroll my kids into school by the time I got my lease school was out for the summer. When I requested the copy they asked my what for.
Bugs Bugs Bugs are everywhere. This complex has bugs that have not been discovered yet. I saw a bug that looked like a fire-ant but had the stinger of a hornet. Go Figure! Ants are everywhere, spiders are everywhere. You know those videos of third world people with bugs crawling on their faces and eyeballs and they dont swat them well that's really a Cypress Creek resident. I didn't call maintenance because there were bigger issues.
How about my wall was imploding from the swell of water and it took them way to many calls to come fix it. It looked like that scene in the horror movie "The Messengers." And when they finally came, they only scraped the bad parts off and painted over the mold. It returned the next day. Bring caulk and a caulking gun with you. These apartments look very nice at first glance but there are details that you don't see. I have huge openings under each AC unit in my apartment which provide easy access for water bugs. There are openings beside my sinks, there are openings everywhere. I'm scared to lift up the carpet so I just ignore the thought that I will step into a sink hole someday.
Call maintenance with patience, there is one person whose only job is to take a maintenance order and pass it on to the workers: But they can't figure out how to answer the phone or better yet pass along the message or follow up with you. Calling the admin office period takes a lot of humbleness the staff is completely geared towards leasing; after that is said and done you are just considered a complaining tenant. You will find the phone ringing continuously without an answer or better yet you would be put on hold in hopes that you hang up. So always call from different numbers.
**Neighbors, we are all in the same position people. You hear me and I hear you. My neighbors are homosexual males (which I am not against) but I feel as though I have been unwillingly involved in their "acts". Once it was so loud that I was gonna press charges because I felt sexually violated. My neighbors hear me and they bang on the floor downstairs and stomp from upstairs and blast their music at all times of the night as punishment. I hear them cough, sneeze, sing, play, play their tv's, play their radios, talk on the phone, hammer, build and dance and I do nothing. I understood long ago that to live in this place would be like living with strangers. It feels more like a dorm than anything. Eventually both neighbors simultaneously and intentionally started a habit of banging on the ceiling and floor. I ignored it for a few months then went momentarily insane on them which made it worst. I then bought ear plugs for me and my family. They still bang and stuff they just don't know that I cant hear them. The problem is I can't hear myself either so I'm probably louder than I supposed to be. I have yet to know what their problems are, unfortunately I think they are too unstable to approach; which was the management's suggestion. Management told me that the neighbors said to come and tell them when they are being loud (which is usually between 12am and 3am). Yeah whatever.... Nowadays, even if I am sitting still with nothing on in my apartment I still get intentional stomping and banging. There are a lot of issues that management could have dealt with much better and that is one of them.
But.......instead the staff gets on the offensive so quickly and own the problems as if it is their complex. And some times they are so desensitized to the complaining that they just listen with a blank face and give you a contrived response. Management is no better, I would like resolutions not to just complain. They have no resolution ability as far as complaints and maintenance. Cypress Creek is very mindful of the fact that a tenant only stays as long as their lease states which is why the can care less if you are comfortable or not you are gonna leave in twelve months anyway.
Terrible security....You will have to deal with people outside at all times of the night (Yes there are A LOT of bad Section 8-ers as opposed to the responsible ones), music which isn't so loud in other buildings but since the buildings are poorly built it may as well be in your apartment. We have security but the number is private and the number on their vehicles don't work. Figure that one out and give a logical reason for it because I have none!
The AC/Heater units do not have a thermostat as someone stated in previous posts. They have ancient blowers that stays on all of the time. The thermostat only controls the temperature but the blowing is full powered regardless. And everything is electric. I lived in a four bedroom house before this and never had a bill half as high on a bad month. All CC would have to do is replace the blower units with more up to date H VAC. But they are greedy!
Cypress Creek is by far the worst apartment complex that I have ever payed for on time each month. (and I have lived in mice infested monstrosities) And if anyone else signs a lease with them after reading this you deserve everything that you get.I saw the ratings before I moved to CC and as I said I was desperate. I was told by Cypress Creek not to believe what this site said but everything came to fruition. The bugs, the extremely high electricity bills, bad management, bad maintenance, security, bad facilities, noise... I deserve to be miserable for not taking heed. These are not lies. Even the mild complaints are not worth what they charge for this place at $1300 . They are out of their scruples. I have listed only a few complaints on this site because I don't want to relive the trauma. Don't make my mistake and be blinded by a facade and pretty pictures, I deeply regret it.
Soooooooooooo I have developed a website dedicated to my Cypress Creek living. Yes I'm a tech genius with lots of money to dedicate to my hobby and I have VIDEO recorded every office visit including my lease signing and all issues that I have complained about as well as have AUDIO recorded every call to Cypress Creek. There is a complete audio AND video log of cypress creek staff in office visits and calls that I have made and have been hung up on as well as the things I have to deal with with my neighbors and the facility itself. I have documentation of hospital visits and grotesque pictures of bug bits on my children. Because there is a clause in the lease as to not defame the complex I will advertise the site once I move out in December. I don't plan on suing and don't want to be sued so I can only do what can hurt the most. Show the world who they are.
GOOD PEOPLE......DO NOT MOVE HERE...After seeing my site, I'm sure you won't!!!!!!!!
I have taken my site down due to the increased number of hits... it kinda freeked me out and people kept emailin me yuck.Please check back after November

Well I thought my experience was bad:) I moved to Cypress Creek with my new husband and children in 2003 i have to say the first two years were fine just the property had a lot of vandalism which no one appreciates to find their car window smashed and stereo system gone. After expressing my anger to rental office and their response we moved. So please do your research before moving to this propoerty.

I too am a Cypress Creek resident of almost two years. From day one of moving in have had problems with tenants smoking weed outside on the landing to these huge roaches crawling through my living and bedroom. I too have had the management loose my lease renewal, but fortunately had a copy of it. They have also threatened me with eviction even though I alays pay my rent on time or before time. They have a no pet clause in the lease, but I have seen any tenants with dogs walking them during the day when the leasin office is open. The air conditioning units date back to the 70's and are costly to operate as well as being not efficient. I have very bad asthma, as well as bad lungs and heart, living here has made them worse. I have been lucky where bed bugs are concerned, but I have seen every other kind including mice from the lower apartments. Living here has been one long nightmare, when will I wake up! By the way there are four PG police officers who make more noise than a house full of kids, complaining to management well just say is a waste of time.
I could go on and on but why bother. If you are considering moving here DO NOT. I can promise you you will be sorry.

As a current resident I do concur with just about everything mentioned in the comments. Unfortunately, if your looking to live in the Hyattsville area this is about the best place to stay. Trust me I have lived in the area for over 10 years and while Cypress Creek has its issues this is the best for your buck. You won't find much better in surrounding communities such as Greenbelt, Lanham, or White Oak. Yes, the Management team seriously needs revamping and their lack of customer service is evident with each interaction you have with them. The staff is fairly new including the Property Manager and Asst. Manager, so their lack of customer service is to be expected. I haven't had problems with bugs except ants and silverfish, but I can the feel the pain of the lady with the bed bugs...been there, done that! Hell it cost me over $2,000 to get rid of them because I threw away clothes, mattresses, furniture, etc...Please note bed bugs do travel so it is not an isolated incident and I can bet you they have or will appear very soon in the other neighboring apartments. Anyway, take what you can from the comments and make the best decision. Cypress Creek is notorious for renting units to college students so you'll find that many of these complaints are probably from the like. One more thing...for those that continously mention the Section 8-ers for the problems...give me a break!. Cypress Creek doesn't accept Section 8 (verify with the leasing office). BEST OF LUCK WITH YOUR APARTMENT SEARCH.

you spent alot of time on this (that's deep). i bet if you'd have spendt a little time putting together a letter to the cc office you'd have gotten a more favorable response. Worked for me. Next place you live try communicating. can't believe you lived with ear plugs and a camcorder. What's that site you built?
