I have lived in Daniels'a Run for about 6 months now and I am enjoying it. I am not sure how many prpoerty managers there were before I got here but the rental office staff that is here now are very friendly and helpful. They remember people and they have things in the community to try to make people comfortable with their neighbors and the staff. Some people complained about parking but I call it laziness. One of the good things aboout the community is that it's not large, there are three building arrranged in a circle, no matter where you park you don't have far to walk and the buldings have multiple secure entrance options (The lobby and the garages). I have gotten here pretty late and have usually always been able to find a parking space near one of my buldings entrances. I have only considered the garage space for the upcoming winter because the price of $65 is kinda steep considering what you're already paying in rent. The bird dropping problems are definitely true and quite funny because it really is definite that if you park udner a tree your car will be covered by the next morning. The rent is fairly high, but to me it's worth it because I have cathedral ceilings, a fireplace and a w/d. I currently have a roomate but would be interested in renting a one bedroom here once I move out on my own.

Could someone give me an idea of a monthly/regular electric bill. I know they can vary, but from past experiences some electric bills can vary from complex to complex. I'm very interested in leasing here. The apts. sound nice. I came by, but the rental office staff had stepped away from the office. I await an reply. Thank you

My electric bills at Daniels Run is about $75-90 per month. That's in the summer and now into the fall/winter months.

I am the person who originally wrote this review and can answer questions and also add to my review. Nothing in the apt is Gas, electric really depends on the amount of people living there. Someone said about $90 a month while my roomate and I (and her infant son) averaged a bill of about $300/month over the summer. She cooks alot and the range is electric. I wash once every one to two weeks, she may wash a little more since she has a son, but I still thought the amount was a little steep. We are young though and frequently have hosueguests over and they are watching tv, etc so I am sure that the average bill is not as high as ours.
Water is the only utility included in the rent and I must say hot water seems pretty scarce. My roomate and I rarely take showers at the same time or anywhere near the same time because we have different schedules, yet I can only expect the hot water to last about 10 min at the most. I don't take long showers often, but on the occasions that I do decide to linger it'd be nice if I could count on consistent hot water. I spoke to maintenance about it and they checked the hot water pump and claimed it was fine.
Unfortunately the lazy non walkers in the community have complained so much that a very strict parking system has been enforced. If there is no sticker you are immediately towed which is different from the warning system that they used to use. This means that if you have a late night or overnight guest you must get a parking pass right away. In the event that you miss the rental office (which many of us do since we work until at leat 5 and they close at 5 or 5:30) you have no other options because they WILL TOW! The only thing they could suggest was to buy a parking space, which I ended up doing for $65 a month because I often have guests. Rules are good and I know people want guaranteed spaces, but even now that they've implemented these strict rules, parking remains the same.
I also have a very different opininon about Orin and Jessica in the rental office. Although they try to be friendly and helpful they spend more time doing that then running their office efficiently. Jessice appears to know alot, but when you speak to Orin (the manager) he always has a different story about rules and regulations of the property. I often wonder how much they actually communicate with each other while in the office. Any emergency issues that are left ont he emergency maintenace voicemail and forwarded straight to the techs are handled immediately, any request that you put through Orin or Jessica or leave on the regular voicemail you can expect to wait for, and normally have to make a second request. The techs themselves are all very helpful and friendly.
All in all I'd still recommend the place because the apartments are nice and like I mentioned the cathedral ceilings (if you get a top floor apt) and the fireplaces are a nice touch. But if you do move in spend as little time as possible in the rental office because I find them annoying and unhelpful most of the time. And prepare to pay $65 a month if you ever want to have guests because even if you get a visitors pass (only valid for 2-3 days), you can't keep getting them over and over because they feel like you are "abusing your priveleges". I feel like I am living in my parents home being told when I can and can't have visitors.

I was planning of moving into the community (around May 07) and was wondering if there are any updates that I should be aware of?
How is the neighbourhood? Plus, my wife will be going to school at UMD, how would you recommend this community?
