I figured I'd wait a while before writing my review, but I've been a resident here for 4 months now and havent had any major problems. I think this is one of those places where you have to choose the right section to reside in. I did my research before coming here, visited the area a few times around day and night to see where people like to loiter and hang out, checked the crime statistics, everything -My section is pretty fine.
Being that I'm a resident from Northeast DC, I must admit, although Kent Village isn't the safest of all areas, but I am content here during my stay. Surprisingly, I havent heard one gunshot yet, but they do have their fare share of car break-ins, robberies, burglaries and assaults according to data from the Prince Georges County Police website. But very minimal compared to DC's stats.
PROS:
This place is ideal for a first time renter. As far my apartment unit, Everything seems to work fine so far. I would prefer you get a 3rd floor unit, unless u dont like climbing stairs. Reason being, is because 3rd floor units are less likely to have plumbing issues as those below them. You also tend to get less noise traffic, and break-ins. The 1 BR is spacious enough for one person, and I have a lot of closet space which is good. They think they're slick by putting a large high-voltage light beam in the bathroom, but they are two light switches, I use the low beam lights to reduce energy costs. I stay near the leasing office, which tends to be less kids hanging out, but i do get occassional loud mouthed people at night walking up and down pinebrook ave. As for roaches I seen one my first day here -pissed me the f*ck off, but after I bought some combat and sprayed the base of the entire apartment, havent seen one roach or any bugs since. I'm very clean so that could be why, so if someone else has roaches, then maybe it's your problem.
CONS:
The apartment is very drafty. If it's 50 degrees outside, my apartment is about 55-60. I cant seem to keep the draft out, I put some plastic on my windows to see if that will work, it hasn't gotten cold enough yet to tell the difference so I'll have to get back to u on that one. The heating/ac units are not that great, takes a good 10 minutes to heat the place up. Then because the fact the apartment is small(about 700 sq-ft) you cant leave the heat on high for too long or the dag on smoke detector will sound off -that goes the same for cooking, a bit of smoke will trigger it fast, so i have to cook with the kitchen window open. At least it works though.
Overall I would have to say it what you make out of it. It's not the worst place i've experienced, but i would recommend for a 1st time renter or someone trying to save money like myself.
