I looked at KV and was [*] that close to moving in. I appreciate that SMC offers a "second chance" program because I needed it. I have been a home owner for years, but after my divorce, my situation quickly deteriorated. I was in a place where I needed to drastically cut down on expenses and pay bills.
I went looking for a garden apartment. When I visited, I was told that I would need to rent a townhouse because I had a small dog. I wasn't too happy about that because I don't like first-floor living (unless it's my place and I can control the environment). I had already read about the mold and bug (sounds like water bugs to me if they are huge) issues in some of the townhouses, so that was strike 1.
The leasing agents were very friendly and answered my questions to the best of their ability as I expect they would while they were trying to make a "sale".
The place is extremely affordable, but I was also bothered by the fact that according to the leasing agent, I would not have been able to view a townhouse until AFTER I had signed a lease. That was strike 2.
When I drove around the complex - trying to do my "homework" about the place, it seemed like parking might end up being a problem especially for visitors. The grounds seemed fairly kept up, but I also saw "neighbors" in the act of littering - I chalked that up to a PG county thing. Not hating on PG at all !, but as a side note, EVERY time I've visited PG I have witness some "upper-middle class" black folks littering. I ve only been in the area for a year or so and I just don t see that anywhere else. Come up, people. Come up!
There was no strike 3. To be honest, if I had not found another place, I probably would have moved to Kent Village. I am just imagining the volumes of letters I would have had to write - because that's what I do, PUT EVERY THING IN WRITING - to Management and the County and others. Glad I didn't have to go that route. If I had moved, I don't doubt I would have been unhappy, but that was a sacrifice I was (almost) willing to make.

Unfortunately I can't help you except to mention craigslist! I ended up moving to a place owned by a private owner. I had problems with him too, but I still prefer to rent from private owners rather than corporate-owned properties. Private owners can be better held accountable for the conditions of the property. Regardless, I still follow the put everything in writing rule.
