I moved into Overland Gardens in February after an extended wait for an apartment. I was promissed my blinds would be installed in a week. It took 6 weeks. My toilet was immediatly clogged, it took a week to fix. My hot water heater flooded a small area of my apartment, it took two weeks to get fixed. I did not have keys to my Garage for weeks. Residence have broken the front building door (a week old problem), there is not security, people are beginning to "hang out", teenagers are beginniing to rome around, my building is very loud at night, be prepared for a major parking problem, the list just goes on and on. Don't get me wrong, my apartment is absolutely bueatiful and the folks at the rental office have gotten much better, but today I tried calling them to explain that my bath tub is not draining and the telephone number at Overland Gardens was disconnected. Its not the first time either! I don't like to use the term Ghetto so loosley because people can be from the Ghetto and be very nice, upstanding, sophisticated, intelligent and just plain old good people. The obnoxious nieghbors and types at Overland Gardens are not Ghetto, they are just not respectful and appreciative of thier lives and our community. Overland Gardens will get to where it needs to be to be a good community, but if you move in, be prepared for some growing pains.

you sound like a lil bytch stop complaining everything thats new has problems and we waited for 5 months before we had blinds and you waited for 6 weeks and you're on here whining and crying you could have kept that shyt to yourself. and if people paid their rent on time and stop bouncing checks like the signs say maybe the phone would stay on. think about it

I just don't understand why they let peolpe go so long without paying rent and didn't kick them out a long time ago!? Now the situation is out of control!

bebeu: how wrong can you be... management is management; whether business or personal; no one person or group of people can disrupt proper management... If the budget is not setup and managed properly things like disconnected phone lines and eventually electricity will be disconnected... get real and stop picking because the internet is open to you...

Anonymous I actually found your review quite helpful and I totally agree with ???welove???. Bebeu actually concurs with anonymous but yet he/she is mocking them. I guess anonymous was just in saying ghetto people live here --- seeing how a professional person would know how to disagree and comment without the vulgar language.
Regardless, all responses are actually agreeing in the sense that maintenance and management is a problem at this community. I found the apartment that I view quite beautiful and I was hoping to live here. However, going off of the reviews and other individual comments from people that were in the parking lot, I???ve decided to look else where.

I wish you guys were all just super-picky and that the place was actually not too bad, but the reviews have definitely turned me off to this place...You always have to wonder when a place looks so nice yet is so affordable. I'll look for a place in a townhouse in downtown DC instead. If you're one of 3 tenants instead of one of hundreds, you at least know the landlord and can target who exactly you need to complain to if you have heating/noise problems.
