I must say, I would recommend Overland Gardens based on my experiences with Gregory and Michelle. Michelle is very professional, patient and cordial. The amount of square footage of each unit at their rental price can't be beat.
For the people that like to look down on those on Section 8:
The thing is, if you are living in a Low Income Housing Tax Credit unit, you were obviously approved. You must not make alot of money or you meet the income ceiling and have NO ASSETS, NO LIFE INSURANCE, NO 401(k), etc. So, how is it that you are better than a Setion 8 recipient' You are most likely one paycheck away from no place to live, no car, no METRO Money and therefore no job, and receiving Section 8 yourself.
It is a sad shame that people like you think at all. I received a Housing Choice Voucher for three years and let it go voluntarily to allow another an opportunity to get back on their feet. The thing is, I am educated (began college at 16), and intelligent and have always had quality employment. The discrimination I experienced while on section 8 was depressing, disgusting and downright unacceptable. And all of you contribute to it.
I maintained my home because I lived in it, and paid on time...ALWAYS. And I never paid NOTHING while on it.
I don't know if you've looked around, but income in comparison to housing, gas, food, etc. is so off balance in this area, someone should be jailed. I'm tired of the "We can't discriminate but our prices do" culture.
Good luck to you and every other narrow minded, under-educated, think you have a silver spoon down your throat because you're making $36,500 per annum, unable to see the world beyond yourself, idiot's that actually believe what it is you do.
Remember, your job could be gone tomorrow, how about that'

Hey what is the income ceiling for this complex? I am currently looking to move. And hell, I make more than 36,500 but I am at home right now because after school loans, car note (less than $200), car insurance, 401k, health insurance, gas and food I can bearly afford 900 per month rent (And that would be with utilities included). And I am single with no kids. So I feel what you are saying. I haven't found anything out here for me. Income caps are below my income. People think upper 30's are good salaries but in the DC metro area, it ain't ----.

You're 100% correct in your analysis of the income to expenses ratio vs rental property monthly rates in the D.C. metro area. It's unrealistic and makes little to no sense at all. It's absurd to think that anyone who falls within the salary guidelines that tax credit properties impose, would realistically be able to afford paying the amount of rent that's required, plus utilities. I'm not saying it can't be done, but for most it would be a struggle, especially if they have other expenses. Unfortunately, it's not really as affordable as HUD has convinced themselves that it is. For those who have been BLESSED with an opportunity to live at Overland Gardens (Section 8 or not), I say Congratulations! Each of you should be grateful, because in today's market, quality affordable housing is out of reach for many, many people even those who are now choosing to buy.

movingsoon01 - The ceiling is about $48,500. The thing is, your school loans may be counted as income and if you are a student, that may disqualify you as well. Your 401(k) will also count as an asset and be added on top of your income from employment. Give it a shot and good luck... Thanks valtee.... |

48,500 for a 3bedroom with 3 or more people occupying the unit. The income cap is even less with less people.

I have lived here since the beginning of Feb. I read the reviews prior to moving in and back then my only complaint was the turnaround time for processing. Susan & Taron have always been great. I haven't read the reviews in a minute, but I must say that after reading them I feel very fortunate to be in the bldg that I am in. People play their music at a reasonable level, not a lot of noise. I have seen more children out as the weather starts to warm up, so it may get a little nosier, especially if you get/have an apt by recreation areas. I haven't had anything break, so ladies, I have not been fortunate enough to see Ray :o(. I did call the office twice about something small and they handled it that day while I was still at work. Parking: I only have one car, so it is not a problem for me. However for any visitors you have, they will have to park on the street, especially if they stay the night....they will get towed. Sites like these have pros and cons. Some people have a personal agenda for whatever reason and choose to bash the complex whether they live there or not. One reason I moved here is b/c it is a new complex and I could form my own opinion and not have to wonder if what people had to say was based on facts and not emotions. Anywhere you live, even if you own a home, you risk the chance of living next to someone or near someone who doesn???t take care of their home or their surroundings. Just like I don???t have any complaints about my neighbors in the bldg I live in, some people on the property are having issues (luck of the draw). So once again, you take a chance wherever you go. I hope this response along with the others on this review have helped at least one person. And don???t let the fact that people are getting eviction notices affect your decision, even in non-tax credit/high end properties people receive eviction notices.

SECTION 8 people are lazy!!! Eww I know you all are going to be mad at me for that one. But its the truth. WHY can't you lazy chicks get a job and pay rent like everyone else. Its not fair that because I didn't lay on my back and have 4 fatherless children I don't get to live in a luxary apartment for a tiny fraction of the rent. Lazy itches. GET A JOB. Work hard. Struggle. You put yourself in that position. I work in property management. I lease apartments in PG County. The section 8 ladies come into the office GHETTO as hell. They look like a billion bucks (designer clothes and shoes) then there children be looking like some ----. Clothes don't match, ashy, hair looking a mess. Then got the nerve to be paying like $250 for a three bedroom apartment. Thats some --------. Then they don't take care of the apartments. They are just plain ghetto and I think they are dirty. Let me say this, 10% of the people could be okay, hard working, and deserving of the assitance but the rest of them need to live somewhere in SE. I think that some of them meant to have like 3 or four kids to get a free ride. I hate section 8 women. YES I said it I am a Section 8. Dirty asses.

I have been approved at Overland Gardens apartment. I am not so much concerned about the people who live there. I am more so concered with there cleaning habits. I wonder if this beautiful complex will soon become infested with roaches ???? Can someone who lives n overland gardens tell me if you have heard of any one who is infested with roaches?

I've never seen so much hatred, disrespect, ignorance and prejudice in my life.And to I-h8-Sec8 , and all ------ are criminals, rapists, lazy, hand out wanting parasites. Only 5% are worth anything, right? You have the same mentality of the people I'm sure you've whined to "please don't discriminate against me". You need to get a grip. Good luck.

I have read everyone's point, but response to Urban_Legend and her point, yes u do get alot of discrimination and etc, but the fact is so many ppl on section 8 have left bad reps for ppl trying to do better and working there way out. If u know u not tacky, triflin or none of the sterotypes, keep doing you and living ur life. I see u got off, u trying to do better, and ppl like just get thrown into the mix of the sec.8 sterotype, but u have to admit, that 80% of the sec.8 populations proves society right, not saying u or others wanting more for themsleves, but u cant act lik everyone who feels the same way about section8 people are making it up. yes alot of people live paycheck, to paycheck, they could end up needing sec. 8 or whatever, but just because they have said wrong, or act like they were too good, etc. (ppl with their nose in the air)doesnt mean they have to see how it feels, as bad as u want them too, u are a better person everyday, when u make society look at u different, it uplifts sterotypes and ppl see a difference. I am sorry that we cant all change the other ppl that fit the sterotype, but hunny we can only do what we can do...... good luck.
