I have seen a lot of negative reviews, but they seem to be coming from residents that are disgruntled about something that management did or did not do. May I please have an unbiased review that addresses the following issues:
1) Are there a lot of young people hanging out (day or night, in hallways or outside of buildings)'
2) How responsive is maintenance to resident issues' Is the maintenance staff a "ghetto-culture", or is it run by professionals'
3) Has anyone checked out the fitness center' Is it a center or one room with equipment'
4) Do you feel safe in this community'
I appreciate you taking the time to help me to make an informed decision about where I plan to live for the next couple of years- THANKS!

The answers to your questions..... (for my building) 1. No I have not noticied any young kids hanging out around or in the buildings but sometimes when they are playing they will run through the buildings bottom floor out the back door or garage hallways. 2. There are only two maintenace workers on the premises but I only see one doing work. 3. The fitness center is a room with equipment. 4. I feel very safe in the community but I also have made friends in the community and we look out for each other. I've been living here for almost a year, actually a year in Aug. there were some problems in the beginning but some have been resolved. But yes I've seen and heard of people smoking weed in and around buildings.

1. Yes there are young guys hanging out after hours in front of my building. But I pay rent there so i have no problem stepping to them or reporting it to the office. However, I would have to say thats the only gripe I have. Overland Gardens is a very decent development for what you pay. Arbor lake right up the street is twice the price of Overland, and their much smaller without garages. I think your stay in the community will be what you make it. you can't base it off of someone else's experience. For the ghetto ones that do stay there, we need to run them out and not let them run us out!
