First I just want to know how does someone who doesnt even live here give it a negative rating. My experience at Overland has been very welcoming. The office staff has been nothing but pleasant and professional. Yes, I have had some minor maintenance issues but they were nothing that would make down the maintenance men because I know that they worked very hard to get them resolved. This is family living so why are youll complaing about kids beeing outside, Im sure youll went outside when youll were kids. I have had to say a thing or 2 to some of the kids but I havent had any trouble from them since. And whoever is complaining about waiting a couple of weeks for a lease. So what! If you let something as little as that make you hate it here you have some deeper issues you need to take care of. Get yourself some help girl. You and I both know that the office has a very high volume of traffic but u knew that before you moved here and yet u still moved here anyway. I have talked 2 many of my neighbors who have complained and said that they were not renewing their lease. But guess what its been a year and a half and they are all still here I guess they didnt hate it that much. I have seen a huge change at Overland Gardens. I think negative unhappy people will always be negative unhappy people where ever thay choose to live and they will always complain about something.

WHERE I COME FROM I LIVED IN AND HOUSE AND SEEKING TO BUY ONE SOON. I HAVE ALSO RENTED, AND THE MAIN PEOPLE WHO ARE SAYING THAT THERE IS NO PROBLEMS WITH OVERLAND GARDENS AND IT'S STAFF ARE THE ONES THAT HAS OVERLOADED THEIR APARTMENT WITH PEOPLE WHO ARE NOT ON THEIR LEASE. THEY ARE THE THE SAME PEOPLE BECAUSE OF OVER LOADING, OTHER RESIDENTS DO NOT HAVE A PARKING PLACE. I HAVE READ THE COMPLAINTS OF SOME OF THE RESIDENTS AND THE THING IS IT'S TRUE. ALL OF IT, I HAVE TO DO MAINTENANCE IN MY APARTMENT, IT'S NOT A NEGATIVE THING TO TELL WHATS WRONG AND WHAT NEED TO BE FIXED. THE FRONT OFFICE HAS NO IDEA WHAT THE OTHER ONE IS DOING, THE PROBLEM BEGAN AT THE TOP, AND THE MOST NEGATIVE THING I READ ARE PEOPLE SAY THE OVERLAND GARDENS IS OK, AND IF YOU ARE PAYING YOUR RENT....NO IF OVERLAND GARDENS IS TAKING YOUR MONEY, YOU SHOULD COMPLAIN IF IT'S NOT UP TO YOUR STANDARDS. I DON'T CARE WHAT IS YOUR BACKGROUND OR WHERE YOU ARE FROM, WE PAY FOR NOT ONLY A PLACE TO STAY BUT ALSO THE SERVICES. SOME PEOPLE SAY MOVE, THAT WAS THE PROBLEM THE LAST TIME SOME OF THE OLD TENANTS MOVED BACK NOT LOOKING FOR CHANGE BUT THINKING IS'S OK TO SETTLE FOR ANY THING. JUST AS FAST THIS COMPLEX WAS BUILT IT WILL BE TORN DOWN BECAUSE OF PEOPLE SAYING THERE IS NOTHING WRONG WITH IT.

Amen!!! that is the truth. The problem is section 8 people don't care about this property. Kids are writing on the walls. It is one thing for kids to be outside (that's ok because it is a family community) but when you have kids writing on the wall and destroying the property, that becomes a problem. And no, the leasing office does not jump to repair these things. You complain and the writing on the wall remains. The rental office is 50/50. I have never paid my rent nor garage fee late...however, I have received court notices because their record keeping is screwed up. I have had to get something in writing so that if it appears on my credit, I have proof that it was a mistake on their behalf. Now, in their defense, they were very apologetic about it but when it happens twice, I have a problem with that. They are nice for the most part but I have seen the ghetto come out on others. They may have deserved it, but at the end of the day, the leasing office is a professional envirnoment and should remain that way. They do take their time fixing things and paying residents should not experience that. The apartments are lovely as far as size but I can tell you that in a couple of years, this property will be torn apart due to the lack of maintenance.
