I have lived here for about 3 months and have HATED every moment of it. Yes the apartments are a nice size and roomy; however, management is completely horrible. When I signed for my lease and came to get the keys, my apartment was not ready also and I had to wait. Let me remind you that Overland Gardens had well over a month to prepare for my move in. The application process took about a month. Ernest Williams and the whole staff lost my important paper, such as my sons birth certificate. They also lost my first month's rent, but luckily I had a copy of it. My apartment was infested with roaches and mice. The carpet was dirty even though Overland Gardens cleaning services cleaned the place. Dead bugs and hair was lined around the borders of ALL the floors. The master bedroom bathtub's paint was chip off. There were stains on the counter in the bathroom, and a horrible order from the toilet. The utility closet's carpet was faded and around the borders, and still is faded. How long have I lived here' 3 months. Your visitors have to park outside of the gate on 75th Ave. So if you have any disable relatives or friends, or small children, you would have to drop them off while you go park the car; or have your aunt that can't walk wheeled from the street that almost hit her because getting out the car isn't safe. However, the streets are safer than inside the gate. The playground area has drug needles, broken glass, and trash all in the area. My neighbors vehicle was completed demolished RIGHT IN FRONT OF THE APARTMENT BUILDING. Security is a joke because there is NO security, besides some cameras that they say that they have. People smoke in the hallways, and the #1 thing that tops it off. When the service people come in to repair something after 2 weeks or 3months rather after putting in a work order or repair request, the maintenance guys do not leave a note or anything letting you know that they have entered into your apartment. The only thing you would know is that your belongings are either broken, misplaced, or removed. There is an obvious lack of communication with the management and their tenants. I didn't know that the hours of the office changed until I went to the leasing office. They didn't notify anyone; however, they will notify you about people's garbage and where they place their garbage. Which is important, but I would think that they greatest importance is know when these people open and close. These people DO NOT care about the tenants who live here. I made sure I asked Ernest Williams if he thought the place was safe and nice. Of course, he said yes. Nonetheless, you don't have to lie in order to be nice because you are dealing with people's lives here. I wish I had NEVER EVER moved here. I hate it here to my gut. People tell lyes here, they forget about meetings that you schedule with them, even though you got off of work to meet with them. Your time means NOTHING to them. AND when you are at the office, you are waiting for an hour going on two hours when there is no one else in the rental office besides you and them. Also they expect you to get off of work to pick up a parking permit within 5 five days of them issuing them. Then when you go on a Saturday, you wait for 3 hours and still do not get a parking permit. Then when you do get off of work to go in the morning on a weekday like a Tuesday, the permit is still not ready and they want to stay off of work for the WHOLE day so they can print off some green paper that only takes no more than 5 minutes to do and that's pushing it. If I know all that I know now, I would have never in my lifetime moved here. It is not safe and management is horrible. Now if you're thinking I don't have any kids and management can't be that bad, you may want to think five times or more over because YOU ARE FOOLING yourself. Goodluck with your apartment search and stay the HELL FAR FAR FAR AWAY FROM HERE!!!

Actually, the truth is that the people that live here have no respect. They complain about the rules and when you enforce the rules, they get upset. The people were upset that they live here and cannot park. They have garages, and other people are parked at the entrance of their garages. I was one of them. Well, management did something about it. They created parking passes and if you dont have a parking pass then you cannot park on the property. You can park outside the property. The parking pass if for RESIDENTS that live here, not for your friends. In order to get a parking pass, you must have a valid drivers license, insurance on your car, and your car must be registered. If this is not the case you are given the "green" temporary permit for thirty days until you get your stuff in order. Honey, if you are being dishonest and using 10 different addresses dont get upset because becasue we want legal cars (cars with registration and insured by licensed drivers) on the parking lots. If something happened to you or yours by an unidentified car you would say it is management's fault because they let anybody live here. You say you have been here for 3 months and that it takes longer than three months to fix things. YOUR STATEMENT SOUNDS ANGRY AND VINDICTIVE and you know the saying, HURT PEOPLE HURT PEOPLE. MOVE OUT!!!!

I do feel you and where your coming from... I agree with ^^^ also. I will say just be patient and stay positive your 3 months of hell could really turn into something positive because all of your concerns are fixable (if thats a word).
