PLEASE I BEG YOU DO NOT UNDER ANY CIRCUMSTANCES MOVE TO OVERLAND GARDENS LOCATED IN LANDOVER MD. THE ONLY THING GOOD ABOUT THIS PLACE IS THE SPACE OF THE UNITS THATS IT! HERE'S WHAT YOU HAVE TO LOOK FORWARD TO WHEN YOU MOVE TO OV. YOU WILL HAVE UNITS THAT HAVN'T BEEN PAINTED OVER THE WAY THEY PROMISED. YOU WILL HAVE A AC THAT JUST CUTS ON NO MATTER WHAT U DO AND NO MATTER HOW MANY TIMES THEY "FIX" IT. SO LOOK FORWARD TO THAT HIGH LIGHT BILL :-). LOOK FORWARD TO TO YOUR DRYER NOT REALLY DRYING ALL THE WAY NO MATTER HOW LONG U LET IT RUN I.E 90 MINUTES I'VE BEEN HERE FOR A YR AND STILL HAVN'T "FIXED". IF YOU LATE ON YOUR RENT & OWN A GARAGE THEY WILL COME AND LOCK UP YOUR GARAGE UNTIL U PAY. OH AND MY ALL TIME FAV U YOU OWN A NICE CAR YES UR CAR WILL BE STOLEN. YES THATS RIGHT STOLEN DONT BELIVE THE LIE WHEN THEY TELL U ITS A "SAFE" PLACE. ITS NOT CONTROLLED, OUR KEYED ENTRY HAS ONLY WORKED ONCE, AND THE SECURITY CAMERA AREN'T RUNNING. THEY HAVN'T PAID THE BILL TO THE COMPANY WHO RUNS IT SO THERE NOT WORKING. AND THE CHERRY ON TOP IS TODAY AS ME MY MECHANIC HUSBAND AND OUR TWO KIDS OPEN OUR "SECERE GARAGE" GUESS WHAT!!!! SOMEBODY WITH A KEY ENTERED THE BACK OF THE GARAGE AND TOOK HIS AIR COMPRESSOR, HIS WHEELS, AND ALL OF HIS WORK TOOLS. OF COURSE WE CALLED THE COPS ( PG COUNTY) THE COPS WE ARE TALKING TO HAS TOLD US "YOU GUYS ARE LEGIT GOOD PEOPLE AND ITS A SHAME THAT THE LOW LIFES TAKE ADVANTAGE OF THE LACK OF THIS PLACE". " IF I WERE U GUYS I WOULD MOVE TO DIFFERENT PLACE" THIS A COP WHO HAS THIS "BEAT". HE TOLD US TO MOVE ASAP! EVERY DAY LOOK FORWARD TO COMING HOME AND SMELLING "BLACK & MILDS & WEED". THE LEASING OFFICE KNOWS THERE IS THIS ACTIVITY AND DOE'S NOTHING ABOUT IT. SOOOO PLEASE DONT BELIEVE THE HYPE THIS ISNT A NICE FAMILY PLACE THE ONLY PEOPLE WHO WOULD FIND THIS PLACE NICE IS THUGS AND CRACK HEADS! PS I can say that some people in the leasing office are really nice and friendly like Kim & Lowanda.

this is to DADAEDASDAS for the record me nor my husband should have to fix anything thing thats what they have maintnance for. He is a mechanic "cars". I didnt state that when there is illegal activity I do call the police and the leasing office. Again this doesn't do anything and yes I've addressed my issues with management on down. If you would have taken the time to read my rating you would have understood that. PS based on your comment I can only wonder if it is one of your "people" that are standing around stealing, smoking, and being ghetto. Have a nice day god bless :-)

I live here too and I know that the only time they take garages away from you is when the rent has not been paid. I dont think you can live anywhere for free, if so let me know where. Also, maybe you should be proactive, the office is not a police you should do your civic duty and call the police when you see illegal things going on. As for the maintenance issues, I have come to realize that when you speak with the manager or assistant manager, your problems will be resolved. Your husband is a mechanic? One would think he could fix your dryer instead of waiting years as you stated.

I agree.This complex in off the chain..There is barly no adults to supervise these ghetto hoodrat kids of theres.everytime i pull up theres dumb teenagers playing football in the street and dont want to move when your driving through...busting out car windows,resting on your cars,,its crazy!the building door was spray painted and the key code box was also spray painted.witch means the door was broke for over a month...its soooo dumb over here....i dont like it..im moving to BOWIE!!\LOL

DADAEDASDAS...first off, the fact that you would use such language on this blog implies that you are comfortable with your living conditions because you ARE one of those RATS that EVERYONE who wouldn't/doesn't recommend Overland is referring to. As kdiamond79 stated, it makes you wonder if those aren't YOUR unruly teens smoking in the halls and in front of the buildings. ANYONE who would even slightly condone such behavior is as ignorant as your message makes you sound. Oh, btw, a compressor is for a CAR which is associated with MECHANIC...why you THOUGHT kdiamond70 should have called her husband an electrician baffles me...so who's the dumb one? Things that make you go hhmmmmmm!!!

I plan on moving there within the month, I see a lot of complaints regarding this property and the only way to improve it is to formally complain, though this may cause you some grief depending on what type of "ghetto-ness" you're dealing with. Here's some suggestions that I'm taking along with me to the property:
Unattended children - PG COunty has a curfew, children under 18 should be in the house on weekdays by 11PM and weekends by 12AM, if this is a problem and they're not in the house. Call non-emergency and tell them the situation, they come out take their contact information. That's the warning the next time they take them home and then the third time the parents are fined $500. Social Services also loves complaints and since the whole Jacques case they are more pro-active.
Customer Service - You like I pay rent to a rental company every month. When you pay your rent and they still place those nasty notes on your door. Nice send a copy of your cancelled check and the letter to the front office stating the letter is inaccurate. Also file a BBB complaint, this will keep them on their toes, the BBB will document the incident and they have to resolve it one way or another, if it remains unresolved the case remains as a negative mark on the management company as a whole. Remember there’s always someone that oversees the management team on-site and they should be well aware of this as well.
I am a hard working person as well and it would definitely piss me off but I live not too far from this area, have had family live in this complex and move, but I have the same issues, I talk with PG County police quite often and have high officials as relatives, some of the suggestions that the police have given me were to start an association to discuss the issues at hand then take them to the police collectively, in this case management, put a bar on my car with a decent alarm system (go figure on that one). Also if you’re displeased with PG County police, you can send an email to the Police Complaint Division (Trust me is works) and they will get on the ball about being responsive I have had an officer placed in another district for his lack of responsiveness.
Don’t complain in silence be heard, document and results should come. Now after you do all this and they don’t change, then my next guess would be move.

I have been here for two yrs, thankfully I have one of the cleanest units in the front.
My teenage daughter is the only teen in the building, so there's no small kids running in and out.
the police need to patrol the area for our protection and most teens and adults who litter the front of the buildings do not even live here, its probably your ghetto relatives, you know who you are.
Some of you need to pay your rent and garage on time and stop complaining. I would lock up your things too if you owed me.
Either move somewhere else or shut up. Keep your bad kids in the house and stop sending them outside to dump garbage on the ground and in the halls. Oh yeah I've visited my daughter's friend building and it is nasty, they should complain, if I lived there it would be clean. Trust that or I would have moved.
When I come I feel like I'm in Bethesda area, because my home is my sanctuary and I keep it nice like that.
Until I am ready to move I have no complaints.
