The people who recommend Overland Gardens are people who are obviously not accustomed to adequate living conditions and/or well maintenance and properly managed properties (i.e. public housing or slum landlord buildings). Not saying this to degrade anyone...you have to do and live where you have to, but when someone says "...there are no roaches and mice...", and "...smoking weed doesn't happen all the time...", that is a CLEAR indication that they are not accustomed to even mediocre living standards. I was a prospective tenant and based on the HORRIBLE customer service I received during my application process; the ridiculous income restrictions/structure; the riff-raff hanging around the buildings (mostly unruly teens smoking illegal substances) and the lack of available maintenance question responses (i.e. why is the SECURITY DOOR not working on BRAND NEW units, and why is EVERYONE issued the SAME security code), I chose not to subject myself to the inevitable landlord nightmares that would have haunted me. Despite my warnings, my brother and sister-in-law moved there with there children, and have experienced far worse than I'd ever imagined...2 weeks with a broken washer and dryer, no window treatments (blinds) 2 weeks after moving in their NEW apartment, security door not working, meaning NOT OPENNING AT ALL and having to CLIMB THROUGH THE ALREADY BROKEN WINDOW to get in to the building...these are just a few things. The actual apartment units are pretty nice, but if you have any standard of living you will be MORE THAN DISAPPOINTED with your landlord and maintenance service, not to mention MOST of your neighbors and their unattended children. Just because it s a low income property shouldn't mean that they should allow just anyone to live there...ESPECIALLY after all the trouble they take you through during the application process. Low income people have certain standards of living too; not all low income people are hood rats and are ok with being treated as such!!! Make the sacrifice if you can pay a little more and move somewhere else.
The prices aren t all that reasonable at Overland Gardens anyway.

I agree with u 100%. I have been living in Overland Gardens over a year and I must say this has been the worst experience in my life. For 1 they need to get more trash cans outside. People around here don't watch there kids, they let them rip and run all night long. Kids are always playing in the streets instead of the playground. Teens (and adults) smoke weed in the hallways and the porch as if it's legall. The security door has not been working in 9 or 10 months. One would think since the rent is so high that these apartments would run well. The staff is so ghetto and not train on how to talk and deal with the public.

I also agree 100% Until last week I haven't experienced the kids in the hallway, but my goodness they have no respect at all. Standing in the way, that is just crazy. I'm tired of coming home to a notice on my door saying my rent isn't paid when I in fact make sure I write a check for my FULL rental amount and leave it on the first. I get these notices even after my rent check has cleared my account. They have no type of organization in that rental office, NONE. Its ashame too, to have such a nice complex but once it comes to dealing with the folks in the rental office it makes you think differently. I will not be renewing my lease.
