I lived there for about a year 3217 apt 302 with my two kids.All was going well until this dirty hoodrat chic moved above me with about 4 or 5 kids.All they did was run all day long and the mother had no control over her kids.They would be up all night running and making noise. I complained to the office several times and nothing was done.So I just broke my lease and rolled out.I even heard her and her husband or boyfriend fighting in the middle of the night.(scary) They need to cut out section 8 because I know that hoodrat was paying little to nothing for rent.out of every tenant in the building she was the only one with her blinds totally trashed in each window. do move here not unless you know who moving over you.

I dont really have many problems in my apartment, however some residents are trifling as H---. Management does need to up their game. Thanksfully I never had roaches. Most of the original people still live in my building.

I agree whole heartedly. I have been in Overland since the inception. I have 2 children and we keep to ourselves. My kids are mannerable and they don't disrespect anyone. I don't even allow them to go outside and play with the neighborhood kids that often. Rarely are we even home and we keep a very clean home. I USE to love my apartment but it seems as if the quality of residents has went way down. When I first moved there we had ONE ghetto family in our building who was QUICKLY thrown out. NOW we have a building full of ghetto folk who hang out all night, smoke in the hallways, and OMG the tenants above me are killing me. I think they deliberately allow there kid to run from one end of the apt. to the next. They play music in the wee hours of the morning over my 11 year old head. I loved my next door neighbors but they moved 6 mths ago. NOW I have a dirty ------- family who has brought ROACHES with them. In the three years that I have lived there, never had I had problems with roaches. Now we are fighting them off until I move. I have contacted the office numerous times to no avail. I think the entire complex has jacked up window blinds due to the bad design of the windows and the latches. Unfortunately the tenants are left with the expense to either repair or have them replaced. Overland COULD be a wonderful and beautiful community in Landover but the tenants has to do better. They have to care about where they live and be more respectful to their neighbors. I commend Monique because she did her best to attempt to clean that place up and boy did she have a BIG MESS to clean up. I hope the new property manager halfway care as much as Monique did!

I've lived here for 3 years and yes the development has changed as well as management (3 times). YES, there are thugs hanging out at all hours and weed smoking in the hallways. YES, there are roaches and mice. YES...MICE. YES, there are ghetto renters in all the buildings. And GOOD LUCK with maintanance. I had less problems when Monique was here...but now its gotten worst. You're lucky if they even respond. If you live here and have no problems...GREAT! But don't sit up here on this site and act like Overland is an error-free resort...Because you are a LIE. Tell the TRUTH and shame the -----. It's not the WORST but it DAMN sure aint the BEST. I have no reason to lie. I referred a friend and got the referral credit...My friend had the worst rental experience to the point that he and his family moved. And that's the TRUTH RUTH!~
