I provided four complaint letters concerning tenets above me. They were living in a two-bedroom apartment with two toddlers and one infant and possible another couple. From night until day it sounded like my roof was coming down everyday at all hours of the day and night. I called the police twice and have their names and ID numbers to verify the visit. I moved into the apartment in June 2005 and after trying to resolve the issues with the tenants without success (door slammed in my face) I notified local management in September 2005. I was told by the property Manager STEPHANIE at the time that she would send a noise notification letter to the tenants that day. After following up only to find out that STHPHANIE NEVER SENT THE LETTER AND THAT SHE NO LONGER WORKED THERE! In January 2006 within one week my bathroom was overflooded TWICE. The first time I was home and the water was 2 inches deep in my bathroom. The second time I came home from work and once again the bathroom was soaking wet. I called emergency maintenance and it was confirmed that the tenants above me had an overflowing toilet. Both time I spent an hour mopping and disinfecting the water containing feces and urine. I took photos of my ceiling in January when the incident happened and again on February 20, 2006 in which my bathroom ceiling is still peeling and mildewing. I went to meet with the property manager Donna Henderson in January 2006 to inform her that I am still hearing loud noise everyday, she said that she sent a letter already. I told her that I refuse to stay another day with noise and a soiled ceiling with feces and urine. I was told that the next step would be to send another letter. I requested that she goes over to the apartment and ask the tenants personally to stop the noise. She refused to do so. To make a very long story short, Donna told me that the tenant in the apartment above me had an appointment with them to discuss a matter, but she had no idea what he wanted to discuss. Donna then requested that I also come to the office on that day for mediation. I explained that my issue was with management not the tenant anymore because Management was not doing their part. Come to find out, then TENANT HIMSELF ADMITTED THAT HIS CHILDREN CAN NOT BE CONTROLLED AND THAT HE NEEDS A LARGER APARTMENT DUE TO HIS LARGE FAMILY. On the day of the meeting I spoke with the Property Manager (Donna Henderson), the regional Manager (Debbie Espes) in person. I was told by both that the only thing they can do is repair my bathroom ceiling. If I did not have any other maintenance concerns then there is nothing they can do. When I asked Debbie Espes for her boss's name she gave me wrong information. I had to research and find the Apartment OWNER's office number. The Headquarters for Laurel Square is located in Bethesda Maryland. I left a message with him on his voice mail the second week in January 2006 and have not heard anything. As of FEBRUARY 20, 2006 the tenants above me are still allowing their children to run, jump and scream everyday and even as late as 11:30 at night. My bathroom ceiling is still bulging, and Management has not removed the tenants above me. I have requested to be moved to another apartment, and Laurel Square refuses to honor my request. I know that I have done everything properly as a tenant, but management has not done anything. I am seeking to be compensated and moved due to my damaged belongings, hardship, and time taken off from my FEDERAL GOVERNMENT job to deal with issues that management has neglected. Laurel Square apartments have broken their lease and consistently neglected their responsibilities. I have contacted The Health Department concerning the molding feces and urine in my bathroom ceiling, reported this story to Channel 7 news, and am seeking legal action. Please feel free to email me for comments, information, oar assistance. I have all documentation of EVERY SINGLE INCIDENT AND PHOTOGRPAHS AS WELL.

I totally agree with this post. I will definitely be emailing you because I have spoken with Debbie and she is a joke. I have had 4 leaks, had the fire dept out, dealt with maintenance, and took off my job. During inspection, they have replaced tiles and then the next couple of weeks, mold appeared again. I have taken pictures, documentation, etc to management and they have done nothing. My next step is to contact the news and get other tenants involved. To top things, we didn't have hot water for two days. I think its ridiculous that i have to take a shower at someone elses house. I don't know why we didn't have hot water but I cant take anymore. My lease is over the end of this month and I am happy. I can't wait to get out of this dump!!!

I TRULY WISH I HAD POWERS TO MAKE EACH MANAGEMENT PERSONAL AT LAUREL SQUARE APARTMENTS DIE WITH CHRONIC MEDICAL DISORDERS LIKE CANCER, AIDS, ETC. because of the following. I must admit that I???m very lazy guy and I hate move so I lived 3 years in one of these JUNK apartments suffering from verity of problems. HORRIBLE SMELL - We had a water leak in the bathroom; they fixed the problem after 3 months since we reported and created a new problem that is horrible smell coming somewhere. It took us a while to figure it out that they drilled a whole into our bathroom from trash room. NO IDEA WHY THEY DRILLED OUR BATHROOM. The trash room is just next to our bathroom. We have reported many, many times no response nothing and they never fixed it. FALSE COURT ORDERS - I received court orders 16 times, and attended the court for 8 times taking time off from my work. All court orders were false statements reported on me. TIME, MENTALFRUSTRATION, EFFORTS that I had to take are INVALUABLE GAS LEAK - There was a gas leak in my apartment and I had to call 911, they suggested that the whole pipelines got to be replaced. This is happened just before we vacate the apartment. GOD KNOWS WHAT IS GOING TO HAPPEN TO THESE APARTMENTS. CAR DAMAGE ??? I BLAME THE NEIBOURHOOD, someone broke window glass for the quarter coins that I had few next to the driver???s seat. I feel sorry for such people that they had to work so hard (stealing) to survive. THIS IS EXTREME TO ME: We had a water leak almost all over the apartment, roof, floor, etc, the walls became dark green because of the leak and they never ever responded to my reporting, but they charged $2,560 because of the walls damage after I vacated the apartment. They also have screwed up my credit history that I did not pay for the damages with in 15 working days. I honestly never received any notice from them to my new apartment notifying that I had to pay $2,560. I???M PHYSIOLOGICALLY DISTURBED BY THIS MANAGEMENT |
