If you can possibly afford it, go somewhere else. River Bay is AWFUL. I hate it. I cannot wait to get out. The management is awful. I wrote a letter to the corporate office about the conditions of the neighborhood and the poor treatment from the manager. Corporate is just as bad in that they support a manager that has not one bit of customer service skills. Melvin Sprague is the absolute worst manager EVER. At least the previous manager was pleasant. Melvin can't even do that.

The townhouse itself is not that bad, if you dont consider that the smoke alarms go off if you use the oven, some of the outlets don't have power going to them, the walls are paper thin, front door is not hung properly so it doesnt always lock properly and cold and hot get in, bugs, and noise.

And the neighborhood' I certainly feel sorry for the people who are buying those nice new houses just in front of River Bay. They have no idea what they are getting into. Beatings that require the victem to be choppered out' Cops and ambulances in the neighborhood several nights a week. Thumping music so loud that I can't keep a picture hung straight on the wall. Kids and teenagers out all hours of the night. cars parked along the street so that I cant get into or out of my drive way. Dogs crapping on my tiny lawn and owners not cleaning up after them. Drug deals.

I won't let my children play outside. I fear for our safety. Find some other place to live. It may be "affordable" but is certainly is not worth it.

I know exactly how you feel when I first moved there when they first opened me walls were flooded the first time I took a shower the plumbing wasnt hooked up in the wall and they didnt even have maintnance at the time for almost a year . My daughter was shot with B B gun and I watched the Swat team break down a door cuz a woman stabbed her husband. Kids knocking on doors all hours of the night playing games, cars going so fast through there any person is sure to get hit . and its not affordable after the first year!!! as well as you will have no privacy as they do what they call an inspection like every month and go into your home whether your there or not I was sleeping when they entered my home kids breaking into the apartments as well and with there so called inspections they try to get you to pay for the stuff they messed up on DONT MOVE TO RIVERBAY PLEASE IT'S NOT SAFE!!!

I don't find anything wrong with Riverbay. I have lived here with my family since the place first opened up in 2004. Yes they have gone through management like water, but alot of people have problems with the management team now because they are not paying their rent on time or at all. The management team at present have been pleasant to myself and family and I find nothing amiss with them. The new maintenance team is very friendly and helpful, and I keep up with any repairs so there is never any serious maintenance issues. Maybe if you keep up with your maintenance issues you would not have so many problems. Besides that what can you expect for cheap, low income housing. If you are so pressed why don't you move somewhere else or maybe pay your rent on time and you won't have any issues. Also, they do seem to have some problems with the local gangs which is common in any neighborhood. No neighborhood these days can escape these type of problems, the entire world is screwed up! A neighborhood watch is being set up and my hubby is going to be the the leader so that is a plus.
