This place used to be above par with most apartments in the DC metro area. Unfortunately, it's gone downhill alot.

Where do I start' First, parking. It's a NIGHTMARE. If you don't get home by 6 pm on a weekday, you are screwed. And they tow like crazy out here, so make sure your visitors have their permits displayed at all times, or you will have some very unhappy guests! I've even heard stories of them towing WITH the permits visible, so beware.

Next is noise. Some of the apartments have hardwood floors and although supposedly those people are required to cover their floors 80%, not everyone does, so if you live underneath someone with hardwood floors, be prepared to hear a pin drop! Normal walking sounds like a herd of elephants running right above you.

The kitchen appliances are also outdated and should be replaced. My fridge makes this extremely loud humming noise that I called maintenance about 4 times, and they haven't fixed it yet. Which brings me to my next issue- maintenance.

They're not terrible, but they're not great either. Sometimes it takes them a couple of days to come out and fix the most basic stuff. And sometimes they don't come at all, such as with my fridge.

The office staff is ok, they do their jobs, but the managment company sucks! Southern Management has got to be the worse property management company in town! You get an eviction notice taped to your door if your rent is even 1 day late, and even if you notify the office that this will happen! This is after I've lived here for 2 freakin years and paid my rent perfectly! It was only due to a bank error that the rent was late, and that's how they treated me. Apparently this kind of thing happens at their other communities also.

Lastly, the neighborhood has taken a turn for the worse. Hoodlums loiter everywhere, car theft and vandalism is a serious problem, and it feels generally unsafe to walk around at night. You definitely need The Club for your car if you plan on moving here- PG County has one of the highest car theft rates in the nation, and Fountain Club seems to be the worst of the worst neighborhoods.

My lease is up next month and I am DEFINITELY not renewing. You can easily find something cheaper and nicer in this area, with all utilities included. Here you pay electric and Pepco SUCKS!
