I have lived in Phase II since it opened, and everything about this complex has gone downhill in the past few years. The leasing office staff is incredibly incompetent- don't even bother trying to call, they will put you on hold once they find our you are already a resident and never come back. The trash situation has been horrendous- dumpsters overflowing, and they built a "road" behind our building to repair a faulty retaining wall. We were told construction would take 4 weeks, but this gravel road that was a nice lawn has been here for a year and a half, with construction traffic going by, even at 7AM on the weekends. It is really sad, because when we moved in this was a really nice complex with a great staff, and now it has become a mess. I would recommend looking at other places in the area.

before the maintenance staff was all that was keeping Red Run still afloat, but now they are leaving too...that should tell current renters and potential renters something

I have live here for almost four years now and it has horribly deteriorated after Dolben Management.Red run now is managed by JPI with staff so lacking in business courtesy, doesn't even say thank you when you hand in payment. Hello! you say thank you to your tenants because they are the bloodlife in your business, I just thought that to myself, so incompetent to say it overall. Since JPI took over the dumpsters are such an eyesore, cigarette butts in the grounds, children playing in the driveway right in front of leasing office!! these kids leave their bicycles in the middle I have to stop for them to get it out of the way, the gym which I used to enjoy awfully STINKS I wish I could post an image here. So I'll just describe it, it was with pride before they have state of the art gym but that is absolutely a lie. Ive seen the gyms in the communities just next red run and red run gym is NOTHING!NADA! JPI took over and these delinquent tenants (the type that gets evicted anywhere), stole the TV, broke the equipment parts, dried autumn leaves, squash seeds, walmart plastic bags and cardboards and krispy creme leftovers are all over the floor. I have never seen a gym as scary as that! and to think it is just right behind manager's office? its been so long and not fixed? when I pay my monthly it is inclusive of the amenities so now I am shortchanged. Yesterday my shoes was stolen not even five minutes outside my door! My friend was robbed while parking his car! If you are looking for an apartment make sure the management doesn't accept tenants who rely on subsidized housing because they don't make a great neighborhood. I wonder if the corporate headquarter is looking at its turnover cost, with the evictions and these property damages created by the kind of clients they are attracting. Well, they have every right to live anywhere they can afford but red run has deteriorated so bad the rent PAYMENT IS NOT WORTH IT.
