I've lived at Red Run (phase II) for 2 years now and hope to stay at least for another year until I finish school. As with any apartment complex there are pros and cons, and I'll list them below:

Pros
- nice, friendly maintenance staff, respond by the same day or next day to calls (I've personally only had minor maintenance problems)
- very well-kept grounds with gazebos and picnic areas
- most of the neighbors are friendly
- very spacious apartment (2br), so much so that most of our place seems empty
- appliances are new, full size washer/dryer
- quiet complex and surrounding neighborhood, i always feel safe and am able to go walking late at night without any problems or any fear for my safety
- our first year here our rent didn't go up
- car care center, provided no one steals the nozzle, is a great plus (just buy a nozzle in case they do)
- pool, gym, and social events are nice

Cons
- sometimes when the groundskeepers are working it can get quite noisy, but they are only doing their job and keeping the place beautiful. just might miss out on a few late mornings.
- if you happen to get noisy neighbors you'll be able to hear them through walls/floors/ceilings, also can hear the plumbing when others are in the shower, etc. but that comes with living in any apartment.
- recently the staff has had to place mirrors in the hallways to prevent assaults, but just be more aware because crime is everywhere (bo co is not immune). I personally have never had a problem. And yes, the police have been here before, but the one time I remember them being here it was some sort of accident the residents had. They are definitely NOT here on a regular basis.

Overall, come take a look because you won't be wasting your time. The area is beautiful, the leasing office staff are nice, and the apartments are worth the price.

The original post was called "Love it here, hope to stay." Well I've been out of Red Run for a year and am glad to see the back of it. It's amazing...when I first moved here the ratings for this place were never less than 70% and today (6/24/09) the rating is at 34%. Bozzuto has a large mess to clean up if they plan to do so. Since I wrote this post, management has changed hands twice, first to JPI and now to Bozzuto. The switch from Dolben to JPI saw drastic changes in office staff (rude property manager Lanae' I think her name is/was), tenants, and maintenance/upkeep took a drastic turn for the worse. The first year with JPI I didn't have many issues as I'm not a needy tenant, just paid my rent when it was due and had few maintenance issues. But when I resigned my lease with JPI in 2007, things took a turn for the worse. They accused me of not paying my rent within 3 months of resigning my lease, filing court notices and posting a yellow notice on the door. I spoke to the property manager and informed her of the date, time and person that I left my rent check with (I actually pay 2-3 days before the 1st each month). I usually ask for a receipt but it just so happened that that day I was in a hurry and hoped that by then they knew my name/face and would remember I paid. Well Lanae or whatever her name is just blew me off like I was dirt saying "we'll look into it when we get a chance." No! You look into it now before there is a negative report filed on my credit! It is your job to sort this out, not me! So I called their corporate office in Virginia, spoke to the regional manager Bronwin, who immediately notified the director Ronnie of the situation. Ronnie had me come in the sort out the problem and I showed her my bank statements and noted to her that they cashed my check on the 6th. In the end, I received no apology from the rude property manager. At lease renewal they increased rent by $100 so I put in notice. With the overflowing trash (very true, I lived in the same building), lack of safety (notice after notice of muggings and a rape), and poor attitude of office staff I had had enough. Phase II is not worth the stress of these people either; I lived in both Phase I and Phase II at different points in time and I'll agree with other raters the apartments in Phase II have paper thin walls and poor construct, while Phase I is not worth the money for the square footage. You can get much better for your money in the area.
