I've lived in Oxon Hill Village for 10 months and I can't wait until my lease ends. It has truly been hell on earth for my family and I. Every tenant in my building will be moving within the next month or so... including me. There have been unit turnovers for several apartments in my building b/c folks are not having it. People constantly move out. Giving this place the benefit of the doubt would truly be a worthless act. I've been waiting since I've been there for things to turn around in the community, but NOTHING. You have people from every building in your section using the washers and dryers in your building b/c the ones stationed in theirs aren't working. There's hardly ever any parking, especially if you come home after the sun goes down. If you have children I definitely would'nt recommend this place. The children in this community are terrible. Most have no home training. However, the parents are worse. They will get out there and fight with the children even when they're wrong. The rental office seems to cater to the section 8 tenants verses the those that work hard to pay their rent on time every month. There are too many section 8 tenants in the community and you'll find that they are the ones that hang out on their balconies, smoke weed and drink on the building steps and parking lot. The craziest thing about this is that most of the hanging out takes place right in front of the building where PG Police has a satellite office stationed. You think about it! The rental office seems to protect those that cause this kind of behavior even when it's clear that they are at fault. Pretty much it's just a family affair since there's so much nepotism going on. Folks getting an apartment because their folks work around there. The rental office seems to always come up with fees and charges for every little thing. They don't hold all tenants to the same standards. What's a violation for one may not be a violation for the other. They say that they have a no pet policy, but I've seen people with dogs of all sizes. Most have informed me that the rental office was okay with them having a dog. Obviously, since they were out walking the dog on the property. You fight all kinds of rodants and bugs to get them out of your apartment. Maintenance is some straight up BS. They are ghetto as HELL. DON"T DO IT!!!!!!!!!!!!!!!!!!!!!

You are so right, I to live in Oxon Hill Village Apartments and experincing the same thing. My husband and us been living here for 9 months, and since we been living here we've notice also how the rental office treat working tentants from section 8 tentants. I made over 10 complaints and nothing has been done, the only time something was done and that was last week when we recieved letter stating no pets are allowed. Well my neighbor who I made the compaint against still have her pet. I hate the fact you can not walk to your apartment, you have to ask or wait to be let through, and not only that they spits on the floor which I think is nasty. My husband who is a DC Police Officer can't understand why there's no PG Officer patroling the area, we hear gun shoots almost every night and do not hear one police siren. And if you do call for a police officer they never come, and when they do come the problem is gone. Right now, I and my husband are doing apartment searching and we did found one that is very nice and the area is quiet, it is located in Great Mills in St. Mary's County Maryland 1 hour and 20 minutes from here. When we went to visit the rental townhomes the property manager treated us so nice, we watched TV while she was working with another client, and she also offered us coffee and tea and cookies. Their lease office is not like Oxon Hill Village rental office, they have two employees where Oxon Hill Village have 20 employees. What else that made me like the place was there was one playgrounds that was hidden, and not a lot of buses, 4 buses come into the community one for elementary, one for middle school, one for high school, and one for daycare, and the kids ride the same bus to and from school. One neighbor who use to live in PG he couldn't take it anymore, so he left and move there and he said it is quiet all the time. Another thing I've found out when the homes were build, they made each wall with centerblock between them so each neighbor can not hear each other. I and my husband were told if a neighbor is yelling real loud then that's a problem because they have a no noise tolerant policy, and they will evict you for this. The rent is a little higher than Oxon Hill Village, plus you will have to pay electric and water but I told my husband it doesn't matter as long we are away from here. I don't understand why black people have to act the way they do, and the ones I am preferring to people are on welfare. So, I hope we get this apartment so I do not have see anymore teenagers walking around with their pants hanging down, and you can see thier butts. And no more marjuanna smell in the hallway and outside the buildings, and not only that I do not have see white T-Shirt and black T-Shirt, and last no more bad kids who do not know how to respect adults. Here is a little advice for you, I would start looking now and forget about waiting to my lease expire.
