I have read several complaints listed. I can relate to a few, I am a resident of 3 years and would like to point out, we as tenants do have rights and responsibilities!We often point the finger, but how far are we willing to take action'
Southern Management as a company has always worked hard at offering a better place of residence, from the small cleaning crew that push those heavy carts up hill on time, 6 days a week -cleaning up after some of our nasty neighbors-to keeping the grass well groomed which we allow some of those untrained, ill mannered children destroy. But we are too afraid to speak up...
I have never experienced any of the staff being nasty, or displaying unconcern.
On several occasions I have witnessed security doing their job with the back up of PG county's Finest. (Yes, I have been asked for I.D. and at the time was offended, I was also a victim and with their assistance the punk was apprehended in a matter of minutes.) Thanks guys!!!!!!!!!
Notices are posted in each building for town meetings, crime activity, events, shuttle service not running. Also, we get news letters with numbers to call for such matters.
Management provides Free shuttle bus service to metro,(whom by the way gets up 4 am to make sure we get there safely) ,it is also used to take us the elections polls and etc., They have Job, health fairs, activities for children every holiday, credit counseling, second chance leasing programs, first time home ownership programs. Training classes, we even have a basket ball team and more if you take advantage.
Yes, there is a severe rodent problem within the complex, Keep in mind we have a major highway, a new harbor, and buildings being built all around area, So we can expect rodents, if we take action as a community we can eliminate the problem. A major extermination for the building, I'm blessed to live in, was recently done. (We also work together in my building as a community). For the past 6 months we have been successful.
I have seen some of the residents from other buildings within the complex dump trash out of their cars(food, beer cans and etc)and just leave it . Use the bushes and Laundry Room as trash cans, hotels and toilets. Not to mention just leave their trash bag a few feet away from the dumpster. Management has taken action on these matters.
Management not to blame, its your neighbors and we have the right,& responsibility to report it.
If you are financially stable to move somewhere else, then by all means make the move, if not stand and fight for what you are paying for and how you want to live.
If you are considering move here, this complex has improved a great deal over the years, these buildings were built in the late 60's and have stood crack wars, and other storms and are still standing. I would consider this community for temporary shelter, if you have experienced a financial set back or for a starter. The rooms are a nice size and plenty of closets. Invest in renter's insurance...
We are less than 45 minutes to downtown D.C. on a good day, by metro.
The P12 bus (Ewwww)runs through the complex, except inclement weather.
We are near shopping. Unfortunately we are near a few red light districts which have improved over the years. Good Luck on your search. As for me , It is better than where I was. (Kentland )and my five year goal is as scheduled.
For those of you who need resources I have provided a few places to start for better services. Make sure you are not living in a glass house, before you start throwing stones.
Sometimes you need try the chain of command, don't give up! Rent is High every where these days!!!

YOU OBVIOUSLY WORK FOR SOUTHERN MANAGEMENT!!!! OF COURSE YOU WOULD WRITE THIS....WHAT A JOKE!
WHAT MAKES YOU THINK THAT PEOPLE HAVE NOT TRY TO GET MANAGMENT AND FAMILIES INVOVLED.....MANAGEMENT HAS CHANGED AT LEAST 3 TIMES SINCE I'VE BEEN HERE (UMMMMMM, I WONDER WHY???)

Well, I do not work for Southern Management but I am a resident at Oxon Hill Village that's under the same management. Like the person said, we have to stand up for what are ours. The managers and staff members can be nasty sometime, but you have to under where they are coming from and I am not saying it is right. Where I and my family live at is not bad but it can be better; and I mean with people leaving trash, kids playing in the hallways, smoking, loud noise etc. Everyday I see the cleaning crew walk up the hill they clean every building especially where the rental office is. And, I have to say they does an excellence job, but when it is time for the kids to come home that's when the trash start. I have also seen grown adults threw trash out side of the building as well as inside. There are several small trash cans posted outside of the building, and not only that it takes a second to pick up trash. When I see trash I pick it up no matter it outside or inside because I do not want to live where trash is at. I made several complaints to the rental office and they have been kind enough to work with me to stop the noise. Security have court some of them while smoking and making noise; and letter have been sent out to residents tell them what are allowed and not allowed. After several complaints things are much better because of some of the tenant been evicted or asked to move. We still have noise sometime from some of the kids; but once they are in the apartment everything is quiet again. I have to say the part where I and my family lives at is getting much better, and that is because of Oxon Hill Village getting rid of the bad crowd, it still needs work with people doing their part. Now far as the other side where the swimming pool and play grounds that part is still bad; but rental office is working to make it better. They have come with a new solution by giving kids passes, and if they are court with out them it can cost the parents to be written up or asked to move. I and my husband do not have to worry because our kids do not go outside, but to ride the bus to and from school. On the weekends we spends most of our time away, so it is no uses for our kids having a pass. For those that feel Southview or any apartments that are under Southern Management are not doing their job, I suggest you contact the main office; and tell them what is going on. The best thing is to send an email or call and speak to someone directly and let them know what are your concerns. Another think is contact your local Prince County Sheriff Office and tell them what type of crimes are going on in your area. To the person who wrote the message above, you gave some good information.

We should not have to put up with mice. I don't care if I live next to the Harbor. It's not sanitary!

Everyone has an opinion, of course, but let's not forget that when you are paying rent, you expect decent service, from the cleaning crew, the grounds crew, especially management. I lived in Southview about 3 years, and the main complaint is about the noise level. When going over the rental agreement, it is in black and white in regard to the noise, and the level of it. Tenants are selfish when it comes to the noise, and the management becomes complacent with individuals and the level of noise.
I realize that we are not living in the Hamptons, but we should act civilized and respect thy neighbors. There have been plenty of times that I can hear my neighbor's loud music, loud mouth, loud banging on the doors. Why should I accept this type of behavior. Have I complained, many of times, with little responses.
So, should I continue to complain to management, move out, or deal with the issues. Everyone has a right to peace and quiet.
So, that is my issue.

I have to agree with the writer. Southview ie Southern Management has done a lot to improve the quality of life here at southview. They've added security which patrols the property 24/7. They've improved the community center which offers lots of different programs for the children. They've added extra security (key access) to the laundry rooms. What they can't control is trifling people and unfortunately trifling folks can live anywhere that they want to. I don't have a problem with mice but that's because the people who live in my building keep their apartments neat and clean. Yes there has been an increase in stray cats, but that's because residents who had them decided they didn't want to keep the cats as pets and put them out. I have noticed a decline in service requests however if you are diligent you will get things fixed. Trifling people are everywhere and they only way to avoid them is to buy your own home!

I ALSO AGREE WITH THE WRITER. I HAVE BEEN HERE FOR MANY YEARS AND YET TO HAVE TO DEAL WITH NASTY RUDE MANAGEMENT, EVEN THEIR CORPORATE OFFICE IS NICE. ANYTIME MANAGMENT HAS CHANGED WAS BECAUSE OF PROMOTIONS ANYTHING WORSE WAS BECAUSE THEY WERE NOT DOING THEIR JOB, SUCH AS ANY JOB. IT'S QUIET AND SOUTHVIEW HAS COME A LONG LONG WAY. SO FOR THE ONE WHO KEEPS COMING BACK WITH THE INTERNET NONENSE HAS MOST LIKELY GOTTEN EVICTED OR LACK TO STAY ON TOP OF THEIR BILLS, THAT'S WHY THEY HAVE SO MUCH ANGER WITH SOUTHVIEW. IT TAKES THE RESIDENTS TO HELP KEEP THE COMPLEX CLEAN AND TIDY THE RODENTS CAN BE IN LARGE CLEAN HOMES, THEY HAVE NO LIMIT AS TO WHERE THEY GO THAT'S WHY THEY SELL REPELLENTS, TRAPS AND POISEN TO USE FOR THAT REASON. SO ALL THE ONES WHO LIVE HERE AND KNOW HOW TO MAINTAIN LETS CONTINUE BECAUSE THE ONES YOU SEE HERE ONE MONTH AND GONE THE NEXT WE'LL KEEP WATCHING THEM AS THEY MOVE ONTO TO THEIR JOURNEY FROM SOUTHVIEW TO OXON HILL VILLAGE AND SO ON. STILL HAVING ANGER ISSUES WITH SOUTHVIEW. BUT WHEN ITS ALL SAID AND DONE, THEY WILL BE BACK BECAUSE SOUTHVIEW WILL ALWAYS GIVE YOU OPEN ARMS WHILE THE OTHER APARTMENT COMMUNITIES WILL TURN DOWN YOUR APPLICATION IMMEDIATELY!!!!

southview is the nastiest place that i ever lived at!!!Yes it has changed as far as security and the glass doors but thats about it!!!I have lived in southview for over 10years and i have watched neighbors come and go as well as maintenance personnel and rental office employees. Maintenance will come when you call but they do a half job.MICE infestation beyond belief,the people who work in the rental office are horribly nasty,Alot of the maintenance men act like weirdo's or just got out of jail and then on top of that the rental office wants a key to you're apartment and if you decide to get an alarm they want to have the alarm code!!I have seen robberies,break-ins,car theft,and rapes.I know that crime is eveywhere i also no that living in an apartment it's always that possibility of seeing a rodent or a roach,but it is totally unacceptable the the way these apartments are infested especially when southern managment is a big coorperation that has the money to take care of that problem,BUT THEY WA NT THAT RENT MONEY!!!and to anonymous!the tenants of southern managment can help thereselfs and 4way ino of is by 1.PEOPLE IN THAT BIG COMPLEX START MAKING CALLS TO THE HEALTH DEPARTMENT AND THAT # is 301-883-7879 or 301-883-7690 an outpoor of calls 2.take a picture of the the mouse or mice dead or alive and the hole or holes on the floor so that you can have your proof 3.Take the dead mice and place them infront of the rental office for all the anonymous people who work there!!!! Before i finish these facts I'd bet anything that anonymous doesn't have to deal with pest,or paying the full price of rent!I'd bet anything that they're living comfortably OH! But then again anonymous is probly a maintenance man.LOL

I am a paying tentant sharing MY experiences, broadwayguerl310.
I do not work for Southview.
We did have the mice problems in my building and it was taking care of. Perhaps the way you come off to people makes a big difference in getting things done.
You state you have been living in nastieness for ten years? Perhaps you are part of the problem.
You state 4 ways for tenants to help them selves and only list three. Not mention you are pointing your finger at positive or possibly helpful feedback but the other four fingers point back at you... Why are you still here whining?? It took you ten years to post, please.
What are your living arangements?
Like I said, if you live in a glass house don't throw stones. Yes, I work hard in making my place of residence comfortable as possible for me, since you need to know.

I guess that's probably why you get treated the way you do with actions like that. That's just plain raunchy........
