Nice overall, but seems to be going downhill!

I have lived in Marley Run for 2 years now, and have seen it go downhill a bit since I moved in. This is still one of the nicest places to live in the area (except for Annapolis), and they try to keep it that way. The main deterrant to keep the riff-raff out is the income requirements - if you don't have proof that you make enough money, you simply can't live here. I like this policy. I have not experienced a single situation where I felt like crime might occur - I felt very safe, even taking my trash out at 2:00 AM in the morning. I used to live in Glen Burnie, and this was a big step up for me. The rent keeps going up, but the people moving in seem to get dirtier and dirtier. I don't know how this is possible. For example, nobody seems to know how to throw their trash away and compact it correctly. There is always a huge pile of white garbage bags, old sofas, etc. every weekend for the maintenance people to clean up. It looks disgusting, and despite the big sign that asks you to compact your trash, and repeated warnings in the newsletter, people still do not compact their trash.
While this might not seem like a big deal, to me it is and it makes the whole complex look crummy.
Sometimes the traffic noise from Ritchie Hwy (Rt. 2) is loud. You see, the local male teenage population treats Ritchie Hwy as a drag strip for their "souped-up" Civics and Neons. Almost every Friday and Saturday night you can hear them peel out from the Jumper's Hole/Ritchie Hwy light. This goes on well into the night, sometimes till 2:00 AM or later. This is when I usually take my trash out because I can't sleep. The police don't do much, I've called them at least 10 times over the last 2 years to try to get the racers to stop.
I had nice neighbors, no noise problems to report.
The pool is very nice, and usually not too crowded, there are very few kids living here - it's mostly older folks or younger ones without kids.
Again, overall this is a nice place to stay. If a few things could be addressed, it would be a super place to stay.
