If you are looking to pay cheap rent I would recommend signing a lease. Mice are in the units. When I moved into the unit, the only thing that was clean was the newly replaced carpet. Everything else was broke or either disgustingly filled with dirt from the previous tenant. The kitchen is outdated and in desperate need of a make over. The floor tiles have been there since their existence. I hate living in Butler Ridge Apartments. You get what you pay for.
