Perhaps things have changed in recent months but I find a lot of the negative reviews to be off base. I moved in last May and have had a very good experience with Avalon. (Granted I moved from College Park, MD so my standards were very low!)
Our neighbors are awesome. Occasionally we might hear a few footsteps above or some plumbing but it really isn't loud and you can only hear it if everything in my apt is silent (tv turned off etc.) There are a lot of kids around playing but I've never been bothered by them.
My main complaint is the parking. If you park before 10 PM on a weekday or 12 AM on a weekend, you'll be fine but if you're out later than that, depending on which building is yours, you might be walking quite a way. But it's a pretty small inconvenience compared to a lot of apartment complexes. It's nice that there isn't visitor parking b/c when we have friends over we don't have to worry about them upsetting a neighbor and taking their spot or not being able to find visitor parking.
The pool is nice and rarely crowded. The lifeguards are completely worthless (and I used to work at a lake as a guard for 7 summers so I have a pretty good idea.) They don't watch the water, they allow people to dive and jump into 5 feet of water (5 ft is the deepest part of the pool), and they take ridiculously frequent breaks (ALL of the guards on duty take break at the same time, they don't rotate) so that can be rather frustrating for an adult. As for you parents out there: WATCH YOUR CHILDREN!! because the lifeguards won't and even if they do, I doubt they'd know how to do anything to save them if they were in trouble.
I love the fitness center. Once again, it's never crowded and I've never had a problem getting on a machine.
I have found the staff to be helpful. Sometimes you have to wait a little bit because there might only be one person on duty but they tend to be very efficient.
Overall, I really like Avalon and would consider renewing my lease if I'm still planning to be in the area. I wish people would realize that they're moving into an apartment complex and whenever you put that many people into such a small area, it's not going to always be exactly the way you want it to be (whether it's noise levels or parking or children playing around your balcony). On the whole, the community is friendly, quiet and a fun place to live.
