I just moved out of Avalon not too long ago. During my stay I experienced a ton of problems. The management was nice, but they frequently misinformed me (and other residents).

I have had continous maintenance problems that went unresolved. They pretended that they would get to it by taking a report. If they came by at all, they would say that they were going to fix something then never come back. Oh- and forget about getting the money off your rent that they promise you at move in if they take longer than 1 business day to respond to a maintenance issue. It will never happen. And there is nothing you can say to have it be considered "emergency" short of a fire (including flooding).

This place is a very nice atmosphere for pets, especially since there is a farm in the back (which is about to be developed).

It is way too expensive and they are going to squeeze you for every dime they can. They have conviently misinformed me on numerious occasions so that they could charge me more. For instance, instead of moving out on the date my lease was up, they kept me tied to them for another two months and uped my rent (to month-to-month). I wasn't even living there and I had to pay extra!! Also, expect an increase of at least 4% every year. They will up the lease as much as they possibly can.

Parking is adequate in the area that I resided in, however I know that many of the other residents had issues.

The grounds were kept at just above disgusting. There is always trash around the ponds. And the ponds are not treated so you have a nice veiw of green pond scum when it is warm out.

I really did like my neighbors, I am absolutely going to miss them. And, I'm sure I will visit the farm now and then- unless they start charging for that too.
