whether to recommend or not recommend this place (which is now known as Camden Fallsgrove). On one hand, my wife and I have enjoyed a reasonably decent living experience and didn't run into any "nightmare" scenarios like some others have. But we ultimately decided not to recommend it, primarily because the rates have increased from high end-but-affordable to ridiculous. We have payed under $1400/mo for a small 1-bedroom apt since fall 2005. But with the expiration of our lease upcoming, we were informed (with barely enough notice to sign a 60-day moveout notice) that the rent would be increased to $1650. That is just not a reasonable increase, even with the current rent-heavy market.
As for the living experience, it's not that bad overall, or at least it hasn't been for us. The thin walls and noise are a problem (well documented in previous reviews), so your experience with that really depends on who your neighbors are. Now that visitors have to use a limited number of designated spaces, the parking situation is fine--no complaints there. The grounds weren't particularly well-maintained, but it's still not a bad place to walk around and the location is great (walking distance to Fallsgrove shopping center, 1 mile from I-270). They do cut corners in construction and furnished appliances, but are there many apartment complexes that don't' Safety has never been an issue, nor has maintenance (we've had our A/C, fireplace, and a major sink leak fixed with no issues or delays), and people who suggest this is "turning into a slum" don't have a clue about what a slum is. We didn't find the management/office staff particularly helpful, but not particularly incompetent or rude either. We did get the sense though, that in the end Camden has been looking for ways to milk their tenants for as much $$ as they can...and that is a bit unsettling.
So the bottom line is, if you're moving into the area, have more money than you know what to do with, and are just looking for a temporary 1-year holdover in a safe upper-middle class neighborhood, this may work for you. Otherwise, probably not.
