My sister just moved in last June. She's on the bottom floor, and there are repeated leaks in the bedroom closet from the airconditioning unit above. These leaks have grown mold, and maintenance only came to fix it once, for her first leak in June [which soaked boxes of important paper which she had stored in the closet]. There was also a period of about a month where she could not get her front door open [the jamb had swelled due to the weather], and was forced to enter and exit through her screen door, which she kept unlocked [very unsafe]. Maintenance never came to fix it. Needless to say, they do not plan to renew their lease once it expires!
