Great place to live, absolutely amazing staff!

I have lived at the Morgan Apartments for one year (since November '06) and am about to move out to a larger apartment. While not everything has been stellar, I would definitely recommend it to a friend after a few words of caution. This is a long review, but only because I've tried to address every pro/con in detail.

Parking:
If you plan on moving here, I would definitely suggest getting an apartment with a garage, or a detached garage. If you work late during the week, or get home after 9-ish on the weekend, you very well might have to park across the complex. This isn't a horrible thing, as even that is only a minute or so walk, but it does get somewhat annoying. Also, there are trees over a good number of the parking spaces, which, during certain months of the year, leads to the cars being constantly coated with bird poop.

Maintenance:
The maintenance staff while I've lived here have all been very courteous and professional. The maintenance supervisor since I've been here has done an exceptional job of responding to, and fixing, every problem that's arisen quickly and without hassle. While there were a few problems when we moved in, they were mostly due to an aging community that had just been bought by a new management company. Those problems were addressed quickly, most even before move-in. The one major issue we had was one of the locks on our front door breaking. This happened at around 6pm on a Friday, and was fixed within an hour. Otherwise there have been a few issues, mostly small stuff, and they were all fixed within 48 hours.

Construction:
The construction is what you would expect for the price of these apartments. It's nothing amazing, but everything is reasonably well-built and easy on the eyes. The paint and carpet was all new when I moved in, and, although mine didn't, many of the apartments received new appliances when the current owner took over. (My old appliances have all worked perfectly well, though.)
The high ceilings make for a very spacious feel, which is helped even more by the fact that these apartments are huge. My apartment is roughly 1200 square feet, and definitely seems much larger than other apartments I've seen that are listed as having a similar area.

Noise:
I've had some very noisy upstairs neighbors for the last six months or so. I can hear them trampling around the apartment and on the stairs outside. I don't think this is indicative of the apartment, just of how loud these particular neighbors are. There was construction going on right next to the complex when we first moved in, and neither that nor my roommates playing music loudly ever woke or kept me up.

Grounds:
The courtyard area is very nicely kept. The grass is always mowed and the trees trimmed out of the walkways. There are gas grills throughout the courtyard with picnic tables nearby. The grills work very well, and are generally kept clean. The one problem with the grounds, as may have been mentioned in other reviews, are the gates to the community.
There are two gates, and it's a fair assumption that, at any given time, one or both gates will be in some way malfunctioning. I don't know if it's due to old equipment, abuse (I've actually seen people run into the gates to open them), or whatever; but management does seem to fix them. However, while they work properly for a week or so after being repaired, they soon break again making it annoying to live in a "gated community" without gates.

Safety:
I'm a 6' plus, 200 plus pound guy, and as such don't see safety as an issue here. With that said; the parking lots, stairwells, and courtyard are all very well lit. And although, I would consider the gate problem listed above as a safety issue, its not enough for me to have ever been concerned.

Office Staff:
When shopping for apartments, the facilities pretty much all sell themselves. Most communities like this are built similarly, with a lot of the same materials, colors, floor plans, etc. What sets them apart, to me at least, is the service I receive from the staff. The people at the Morgan have been exceptional since before I moved in, and have continued to provide the same level of outstanding service even as I'm about to leave.
With the community near capacity, their staff has decreased and it's often only the manager in the office. Because of this, I would call or email before heading to the office, or schedule an appointment just to be sure that someone would be there. They are very quick to respond to any communication. Despite any problems I've had here, the service I've received from both the office and maintenance staff have me wishing I could stay.

Overall:
The amenities and price are what you would expect for this area, while the apartments are very spacious. The parking lot is a little cramped, and there have been some minor issues, but the customer service far exceeds anything else I've seen nearby. Pay attention to the parking near your building before you move in, and definitely get a garage if you can. With those things in mind, the Morgan is an excellent community to live in.
