The Orchards wouldn't be a bad place to live were it lifted up and placed in a better neighborhood. Unfortunately, there is nest of thieves and thugs right behind the property in Arwell Ct and the other slum housing areas. There is a fence between The Orchards and these areas that when I moved in, was kept greased to keep the scum out (no lie, they really greased it). I thought it was a bit ridiculous at the time, but lately, I wish they would re-grease it.
I have lived here for 3 years, and the first 2 years were fine. I live and let live, and since no one was bothering me, I didn't worry much about who was hanging around or how late they were standing in the parking lot or how many kids were wandering the place. Not my problem.
This last year, though, has been hell. The thugs have been slinking in to the neighborhood more and more. Mostly kids, but very disruptive, rude and surly. Having parties right outside the buildings with music blaring . Saying anything about the noise starts a barrage of race-baiting comments. Management has been unresponsive in dealing with this.
In the last 2 months, I have had my home broken in to, and I was mugged at gunpoint right outside my door.
Here is a bit of helpful information for current residents who have lived there more than a year. You can buy out of your lease by paying 3 months rent. Then you are free and clear. Unfortunately, they didn't give me this option (I have been asking for options for 6 months) until I only had 3 months left on my current lease. I would encourage anyone who values their safety and their belongings to buy out/get out as soon as possible. Maybe when every paying respectable tenant leaves, the Management will get serious and take some steps to deal with their unruly neighbors.
