I would hope that the readers of this rating system would take several points into consideration prior to making a new home decision. The Orchards community is huge, with 500 totally rehabilitated townhomes. The percentage of disgruntaled people is very small when considerating that fact. In addition, the staff of the Orchards is dedicated to providing excellent service to everyone who lives here. Through my experience, I have learned this first hand. They have always been responsive to my needs, service and office staff alike. I feel it would be in your best interest to visit the Orchards and see for yourself rather than take the word of a few people who may have personal reasons for trying to get out of their lease. As I said, it's a great place to live!

I lived at the Orchards for 3 years. The staff is pleasant, however getting items repaired in your home is a hassle. There were numerous leaks in the apartment I leased, to include termite infested. The complex is over 30 years old and need major work. One of the leaks remained unfixed for 3 weeks and I had to relocate my furniture so it would not be damaged by the rust leaking from the ceiling. In the kitchen, there were over 5 leaks in the side wall from heavy rain. Maintenance just patched the wall, but the leaks continued. Then the termites. The wood is infest. I was told the window and wood would be replaced, but it never was. To include I was not someone looking to get out of my lease. Overall rating: Scale 1 - 10 Rate 4
