First of all, maintenance is a joke. You have to call multiple times for the same problem that they only temporarily fix. 2nd: Rent goes up faithfully $30 every year, yet there is very little to show for such an increase. 3rd: With the exception of those who go to work everyday, most of the people here are sitting on welfare and section 8 housing. So while you are paying market value, just across the street you get to witness the antics of a woman who entertains at least 2 different men, stays pregrant, and lives off of your hard earned taxes (I am so pro welfare reform). To top things off these section 8 losers have attitude problems and are an eyesore in every way. I was lucky to be sandwiched between to neighbors who worked for a living, but literally across the street there was drugs, welfare, and nonsense. The majority of the people here just seem ghetto, ignorant, and always running some scam. If you have to move here do so temporarily and keep to yourself and don't bother with maintenance (its pointless). Honestly, figure out a way to pay about $200 more and move elswhere if you can. This was the worst living experience I've ever had and I have lived all over MD, VA, and DC. This is not a good family environment and the home school sucks. The rental staff have attitudes as well and are not very helpful. I have been here 3yrs because I was in school and worked and was rarely home, this is the first year I have tried to be social, and I have learned way too much about the ugliness that exists within the neighborhood. I plan to move as soon as my lease is up unless these ghetto fabulous, trashy, welfare recipients force me to go sooner!

This was my true experience. Anonymous, you are very unhappy. If you truly want to leave, you can find someone else to take over your lease. Or make sure you give the leasing office at least 90 days notice on paper and send it in the mail that you are not going to renew your lease, get it certified too, so that you know they got it. I can also suggest you ask the leasing office if you can move to a different apartment. I do not work at the leasing office. When I lived there, I worked M-F at a job and was not there to see what goes on during the day. There are apartments that are about $400 more not to far from where you are at.
The only thing that I saw while I was there was wacked a was a woman who would listen to her music with ear phones and dance thoroughout the neighborhood, she wasn't harming anyone.
Do you know who Speedy is? He is a wonderful man who has lived in the community for quite some time and looks after the neighorhood, at least where I use to live. I did not have a roach problem, I had spiders here and there, but felt I didn't need an exterminator.
Hope you find an apartment/home that you will be happy at.

I agree with you 100%...this place is the d*mn hood! And whoever wrote the previous post is lying their a$$ off or works for the leasing office! And the houses are infested with roaches...but apparently, this is normal to live with roaches in this area.
"Keepmovingforward"...yes I am very unhappy to have to have my daughter living in a house infested with roaches. And from what I've read on the previous posts, all of these houses are infested with roaches in this community. Obviously, you did not read your lease carefully, just as I didn't before I signed it. Because if you did, you would have seen that it stated that you are not allowed to sublease. And as stated from the property manager of the Orchards and Somerset, the only way out of a lease with this management is if you are in the military and are shipped somewhere else. Not even death will get you out of a lease with this place. If you die, your family will still owe the rest of your rent on your lease. And trust and believe I let them know 6 months ahead of time that I would not be renewing my lease. If you're smart you'll stay away from this hood and pay the $200 more to move to Lake Village or one of the other nicer communities. Trust me when I say Pioneer City is the GHETTO!

I never saw 1 roach! I would suggest living in the rear if you can, I was happy back there! Good luck : )
