I've lived here for almost a year and we're looking at renewing our lease soon. The neighborhood is very nice, clean, and quiet. Management has taken care of any issue we've had so far, including maintenance issues.
I have discovered the hard way to take any maintenance problems straight to the leasing office, though. When I've asked one of the maintenance guys to take a look at something, I never heard from them again. The maintenance guys also like to dismiss problems without really looking into them. When we first moved in, I expressed some concern over our water coming out of the faucets in a deep orange color. One of the guys told me it was nothing to be concerned about because they had just renovated the apartment and the water had sat dormant in the water heater for awhile, so it was going to need to clean itself out. He said to just leave the water running for awhile until it ran clear. Regardless, we never drank the water without first heating it. Well, a few months later, we started having flooding in our apartment (the second time it happened to us) and maintenance came out and had to completely replace our water heater because it had gone bad. Turns out it had been bad the entire time we'd lived here! When they brought in a new water heater, there was a VERY noticeable difference in how clean our water was.
Another reason not to trust the maintenance guys follows. The first day we moved in here, the cleaning crew had flushed one of their green scrubs down the toilet. We were going out of the apartment to get some things from Target and I had gone to the bathroom before we left. Unbeknownst to us, the toilet had backed up and continued to flow water out of it the entire time we were gone. When we came back, there was flooding all the way to the kitchen and into the two bedrooms all the way back to one of our closets. When one of the maintenance guys came to fix the toilet and clean up the water (I had already cleaned up most of it), we took a look at how the carpet was turning up on its edges wherever the water had soaked through it. The maintenance guy said he was going to call the carpenter to come in and replace our carpet before the movers brought our furniture and other belongings because "the carpet should've been put down better than that." The carpenter never showed up, and I suspect he was never even called given how the maintenance guy has forgotten to do other things for us as time has gone on (like the time I asked him to fix the lock on our storage room and all he did was remove it and then forget to put a new on -- a few months later, some items were stolen from that storage room and THEN he came and put a new lock on after I called the leasing office about it).
I also called today about having them come out and fix our toilet because something was clogging the pipe. I was told by the woman in the leasing office that maintenance might not come out to fix our toilet for a few days because of how many tickets they have at the moment! In my honest opinion, I think a toilet being busted should take priority over other maintenance tickets if it's the only toilet in the apartment. We're going to have to use the tub until they come fix it or my husband brings something from work to unclog the pipe.
So, basically, the only thing that this apartment complex needs to change in a BIG way is how maintenance is done. Aside from that, I haven't had any problems. The people that work in the leasing office are very nice and courteous to us, the neighborhood is quiet and clean, the neighbors are friendly most of the time, and I like the area.
